Job summary

Omninet Capital LLC is seeking a Maintenance Supervisor for a Phoenix, AZ property. The role oversees day-to-day maintenance operations, ensures compliance with company policies and local/state/federal regulations, and manages the make-ready process to keep units rent-ready while contributing to the property budget.

You will lead the maintenance team, coordinate with the Property Manager and subcontractors, uphold safety standards, and maintain thorough records for EPA/OSHA compliance and work

Qualifications

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry or directly related field.
• Possess general maintenance skills.

Responsibilities

• Diagnose and perform minor and routine maintenance/repair including electrical, plumbing, HVAC, appliances, carpentry, roofing, and related systems.
• Restore vacant apartments to “rent ready” status in a timely manner per policy.
• Maintain accurate records regarding EPA/OSHA standards, preventive maintenance, service requests, expenditures, and make-ready status.
• Monitor property conditions and report unsafe conditions to the Property Manager.
• Coordinate and oversee all work by sub-contractors and ensure timely completion within budget.
• Train and motivate maintenance team members, and communicate goals and expectations.
