Job summary

Cornerstone Residential is seeking a hands-on Maintenance Supervisor in Rapid City, SD, to lead the on-site maintenance team and ensure interiors, exteriors, and common areas meet safety and quality standards. The role coordinates with the Property Manager, schedules work orders, supervises staff, and oversees budgets and vendor contracts.

The position is full-time, hourly non-exempt, with Monday–Friday 8am–5pm shifts and on-call duties as needed.

Qualifications

  • Minimum 2 years of general residential maintenance experience.
  • Minimum 2-3 years of supervisory experience.
  • HVAC certification is required.
  • Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
  • Certifications/licenses as required by local, state, or other regulations.

Responsibilities

  • Supervise and schedule maintenance activities for the property and staff.
  • Oversee daily/weekly completion of work orders.
  • Monitor and maintain required permits (pool, elevator, etc.).
  • Assist the property manager with supervising contractors.
  • Ensure all equipment operates safely and efficiently.
  • Be on-call for after-hours, weekend, and holiday emergencies.
  • Inspect vacant units during/after make-ready activity.
  • Coordinate and respond to service requests; prioritize and assign tasks.

Job Summary

The Maintenance Supervisor is a hands‑on supervisor responsible for leading the efforts of the maintenance team to ensure the property is in top condition. The role oversees and performs technical and mechanical work that keeps the interior and exterior of the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality. In coordination with the Property Manager, the Maintenance Supervisor supervises and schedules maintenance activities for all maintenance staff.

Full‑time, hourly/non‑exempt. Shift Monday‑Friday 8 am‑5 pm; weekend on‑call as needed. Compensation $20‑$25 per hour DOE, eligible for monthly commissions.

Essential Duties
  • Supervise and schedule maintenance activities for the property and maintenance staff.
  • Supervise maintenance staff and communicate assignments and major tasks to be completed.
  • Complete and evaluate the daily/weekly completion of all work orders.
  • Monitor and maintain required permits for operating the property, such as pool, elevator, etc.
  • Assist the property manager with supervising all work by outside contractors.
  • Ensure all equipment is operated in a safe manner.
  • Create schedules and be available for “on‑call” for after‑hours, weekend, and holiday emergencies.
  • Inspect each vacant unit during and after make‑ready activity.
  • Coordinate, schedule and respond to service requests.
  • Establish priorities for service requests and assign them to maintenance staff.
  • Repair/replace appliances, plumbing systems, HVAC, and electrical systems as needed.
  • Repair/replace any unit material and perform regular maintenance requests.
  • Identify and schedule preventative maintenance, such as filter change, power washing, etc.
  • Develop maintenance schedules and enforce them among maintenance staff.
  • Order supplies and manage the maintenance budget.
  • Assist the property manager in the budget process and ordering of materials and supplies.
  • Obtain approval prior to placing orders for major expenses and for unbudgeted items.
  • Manage property maintenance personnel.
  • Create, mentor, and manage a cohesive maintenance team in accordance with policies.
  • Ensure staff receives new hire safety orientation as well as annual safety training.
  • Report any worker’s compensation issues and/or employee incidents immediately.
  • Other duties as assigned.
Requirements
  • Minimum 2 years’ general residential maintenance experience.
  • Minimum 2-3 years’ supervisory experience.
  • HVAC certification.
  • Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
  • Certifications/licenses as required by local, state, or other regulations.
  • Must have reliable transportation, maintain auto insurance, and have a valid driver’s license.
  • Strong communication and customer service skills.
  • Ability to work on‑call as scheduled and work weekends and after hours as necessary.
Preferred
  • Bilingual or multilingual skills.
