The Maintenance Supervisor is responsible for implementing preventative maintenance programs, maintaining records, overseeing routine repairs, and managing groundskeeping activities. This role requires supervising staff, coordinating with contractors, ensuring safety protocols, and participating in budget and policy development. The position demands strong leadership, organizational skills, and technical knowledge in maintenance procedures.
Key Responsibilities
- Implement preventative maintenance programs and record keeping systems to maintain community facilities at optimal levels.
- Develop monthly maintenance schedules and prioritize work based on daily rounds and community needs.
- Maintain comprehensive documentation of all maintenance activities, including parts and materials used.
- Keep logs on fuel supply, safety programs, inspections, and emergency drills.
- Perform routine maintenance and repairs as required.
- Conduct daily community rounds and report serious issues to leadership.
- Maintain grounds, dispose of debris, and ensure landscape aesthetics.
- Test safety devices, replace HVAC filters quarterly, and oversee sprinkler and fire safety systems.
- Coordinate with external contractors for specialized repairs beyond staff capabilities.
- Ensure 24-hour on-call emergency coverage.
- Manage groundskeeping tasks including mowing, planting, and fertilizing.
- Oversee department staffing, monitor performance, and set departmental objectives.
- Implement HR policies, conduct staff training, and manage employee grievances.
- Maintain security, coordinate inter-departmental work, and participate in meetings and policy updates.
- Assist in budget planning, generate reports, and handle unusual incidents calmly.
- Ensure effective communication with residents and families, adhering to safety and care protocols.
- Order supplies, participate in training, and perform other duties as assigned.
Qualifications
- High School diploma or GED required.
- 2-3 years supervisory experience in maintenance or related field.
- Proficient in computer operation and general office equipment.
- Valid driver’s license; technical certifications in mechanical, electrical, carpentry, or HVAC preferred.
- Ability to read, write, and speak English; experience working with elderly residents is preferred.
