Job Responsibilities

• Plan, schedule, and supervise the maintenance staff.
• Coordinate with vendors and contractors for installation, maintenance, and repair work.
• Ensure all projects and scheduling are within budgetary guidelines.
• Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors.
• Purchase/Order maintenance supplies in an efficient and cost-effective manner.
• Ensure inventory is appropriately stocked and maintained.
• Ensure service requests and other maintenance projects are completed accurately and timely.
• Conduct regular safety inspections of the property.

Qualifications

• A minimum of 3+ years property management experience.
• HVAC and EPA Certifications required.
• Understanding basic trades: electrical, carpentry, plumbing, HVAC, painting, appliance repair, ect.
• Excellent verbal, written and communication skills.
• Must possess a valid driver's license.

• Property (419 units) - Village Park at Lake Orlando - 4501 Landing Dr. Orlando, FL 32808
• Supervise 4 Techs
• One of their most challenging properties in the Orlando market, with a significant amount of deferred maintenance and ongoing operational needs.
• Looking for someone with a strong background in managing older assets—not just experience with A-class properties.
• Essential that we find the right fit this time, as placing the wrong candidate in this role has set the property back in the past.
