Job summary

TRG Management, a premier property management company, seeks a Maintenance Supervisor to oversee daily property operations in South Florida. You will supervise staff, ensure safety, manage inventory, and assist with budgeting and vendor coordination.

Responsibilities include implementing hurricane preparedness, preventive maintenance, and inspections of HVAC, electrical, and mechanical systems. A high school diploma, 3–4 years of supervisory experience, a valid driver’s license, and EPA/CFC HVAC

  • Valid driver's license and auto insurance.
  • EPA or CFC (HVAC) certificate required.

Responsibilities

  • Communicates status and outcomes of emergencies and safety issues to the PM promptly.
  • Ensures staff are trained, performing duties, and have necessary equipment.
  • Follow budget guidelines and approve inventory purchases via the PM.
  • Maintain a safe working environment and educate staff on safety procedures.
  • Develop and implement hurricane preparedness plans with the PM.
  • Assist in creating and implementing preventive maintenance programs.
  • Stock, order, and manage inventory of parts and supplies.
  • Monitor service contractors and building repair contractors.
  • Assist with bids and proposals for the property and advise the PM.
  • Conduct daily property walk-throughs to ensure aesthetics and functionality.
  • Install/restore electrical systems and components on machinery/equipment.
  • Monitor maintenance of mechanical equipment (water heaters, HVAC, etc.).
  • Replace damaged electrical components and position detecting devices.
  • Monitor and adjust building systems like AC and boilers.
  • Perform other duties as assigned by the PM.

Job Responsibilities
  • Communicates the status and outcome of any emergency, property condition, safety issues, and other notable items to the PM as soon as practicable.
  • Ensures that all employees are properly trained, that they are performing their assigned duties, and that they have the necessary equipment and resources to do their jobs.
  • Follow budgetary guidelines and make sure that all inventory purchases are approved by the PM and that they are made following established purchasing procedures.
  • Maintain a safe working environment and educate employees on proper safety procedures.
  • Work with PM to develop and implement the property's hurricane preparedness plan.
  • Assists in the creation and implementation of a preventative maintenance program for the facility using the set parameters.
  • Stocking, ordering and arranging an inventory of parts, supplies, and materials are part of this role.
  • For the community, monitors the functions of service contractors and building repair and maintenance contractors.
  • Assists with the solicitation of bids and proposals for the property, as well as making recommendations to the PM.
  • Performs a daily walk-through of the property to ensure that it is aesthetically pleasing and that all equipment and facilities are in working order.
  • Installs and restores industrial machinery and equipment's electrical systems, apparatus, and electrical and electronic components.
  • Monitors the upkeep and maintenance of all mechanical equipment in the community including, but not limited to, water heaters, HVAC systems, and other similar items.
  • Replace damaged or broken wires and cables and diagnose defective machineries such as transformers, motors, and lighting fixtures.
  • Replaces machine electrical components such as relays, switches, and motors, as well as position detecting devices that are malfunctioning.
  • Controls that regulate building systems, such as air conditioning and boilers, should be monitored and adjusted.
  • Other responsibilities may be assigned by the Property Manager.
The ideal candidate will possess:
  • A high school diploma or its equivalent is preferred.
  • A supervisory experience of three (3) to four (4) years in this or a similar job is required.
  • A valid driver's license and auto insurance.
  • An EPA or CFC (HVAC) certificate is required.
