Job summary

Richman Property Services in Austin, TX is seeking a Maintenance Supervisor for The Prescott, a 346-unit luxury community. Lead the maintenance team, oversee repairs, prepare units for occupancy, and coordinate vendor work while ensuring top-notch curb appeal and resident satisfaction.

We require 4+ years in multi-family maintenance leadership, EPA license, and a valid driver’s license; Yardi experience is a plus.

Qualifications

• 4+ years of experience managing maintenance operations in a multi-family community, preferably luxury or Class A.
• EPA 1 & 2 or EPA Universal Technician license required.
• Valid driver’s license.
• Ability to work well in a team and deliver excellent resident service.

Responsibilities

• Oversee daily repair and upkeep of the property.
• Manage preparation of vacant units for occupancy within deadlines.
• Coordinate service requests and ensure timely completion.
• Maintain curb appeal and grounds cleanliness.
• Interview and train maintenance staff and grounds personnel.
• Schedule and supervise in-house and vendor work.

You are eligible for our "Texas Stay Program", which is designed to financially reward commitment, celebrate milestones, and support RPS new hires during their first year with RPS. You will receive the following bonuses during your first year: $500 after 90 days, $1,000 after 6 months of service, and $1,500 on your first year. All bonuses are paid in conjunction with our regularly scheduled payroll timeframes and dates and are taxable. Employees must be active at the time of the scheduled payout dates.

What we are looking for:

• 4 or more year's experience managing maintenance operations within a multi-family residential community, preferably luxury
• EPA 1 and 2 (or EPA Universal) is required for this position as well as a valid/active Driver's License
• Ability to work-well in a team environment, excellent resident service skills and penchant for curb appeal
• Hours are Monday through Friday from 8:00-5:00pm, with a standard lunch, weekend rotation required

Responsibilities:

• Oversee daily repair and upkeep of the property
• Manage the preparation of vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds
• Interview, screen, and recommend candidates for maintenance technician or grounds personnel positions
• Execute subsequent training of maintenance or grounds personnel
• Manage scheduling and direct supervision of all in-house and/or vendor work
• Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment
• Assist in disciplinary or promotional recommendations for maintenance and grounds personnel
• Ensure OSHA standards are met at all times and maintain a safe work environment
• Maintain logs and records; report unusual circumstances regarding the property
• Uphold and demonstrate exceptional customer service; seek educational opportunities for personal growth

Qualifications:

• Education:
• High school diploma or equivalent; trade/technical school or industry-related courses preferred
• Experience:
• Minimum four (4+) years maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
• Experience managing maintenance operations in multi-family apartment communities, preferably luxury or Class A
• Experience with Yardi software products a plus
• Skills & Certifications:
• EPA Section 608 Type I and II or EPA Universal Technician license required for position
• Valid Driver's License required
• CAMT and CPO certifications may be required within the first six (6) months of employment (RPS would pay for this if applicable)
• Proficient in English for communication and record-keeping purposes
