Avanti Residential in Colorado is seeking a Service Manager to lead maintenance staff, oversee preventative maintenance, and ensure curb appeal of the Forum Fitzsimons community.

You will manage budgets with the Community Manager, respond to after-hours emergencies, and coordinate with vendors to maintain a safe, welcoming environment for residents and staff. This role requires HVAC/plumbing and related repair experience, plus on-call duties and the Wonderlic assessment in the hiring process.

Qualifications

• High School Diploma or GED required.
• 3+ years of experience with property management maintenance.
• 1+ years of supervisory experience.
• EPA Type II or Universal Certification required.
• CPO certification required for properties where applicable based on local regulations.
• Written, verbal, and oral communication skills; checking email/voicemail daily.
• Budget knowledge.

Responsabilités

• Manage maintenance staff by setting directions, priorities, and schedules daily.
• Maintain, build, schedule, and complete a preventative maintenance program.
• Ensure units are ready for new move-ins by inspection and quality control.
• Ensure maintenance work orders are completed timely and safely.
• Responsible for 24-hour emergency maintenance with on-call responsibilities.
• Demonstrates strong customer service and professional communication with residents, vendors and team members.
• Coordinate with Community Manager on property goals and budgeting.
