Qualifications

• 3+ years of residential maintenance experience.

• Proficient with CMMS for maintenance management.
• Experience with HVAC systems and PLCs.
• Ability to read schematics.

Responsibilities

• Supervise at least one Maintenance Technician and provide training.
• Complete and oversee service requests and ensure safety standards.
• Manage make-ready process for vacant units with vendor coordination.
• On-call rotation as scheduled by the property team.
• Maintain grounds, amenities, and common areas.
• Inspect contractor work for quality.
• Order supplies and create purchase orders.
• Track inventory within budget.
• Respond to resident inquiries promptly.
• Support cost-saving by repairs rather than replacements.
• Perform routine inspections and preventative maintenance.
• Assist with snow removal and seasonal upkeep.
• Provide updates on maintenance activities and budget adherence.
• Ensure safety protocols and company policies.
