Palms is hiring a Maintenance Supervisor for Lakefield Mews Apartments & Townhomes in Richmond, VA. You will lead the maintenance team, oversee daily operations, and ensure safety and resident satisfaction across a 395-unit community.

Role requires hands-on supervision, HVAC certification, and a rotating on-call schedule. You will manage budgets, vendor relationships and collaborate with in-house renovation teams to maintain long-term value.

Qualifications

• 3+ years of hands-on maintenance and supervisory experience in multifamily or similar environments.
• HVAC certification is required.
• CPO certification is preferred.
• Must have a valid driver's license.
• Strong administrative and organizational skills including work orders, scheduling and vendor coordination.
• English proficiency is required; bilingual is a plus.
• Able to participate in a rotating on-call schedule.

Responsibilities

• Lead and motivate the maintenance team to uphold resident satisfaction and safety.
• Oversee daily operations: scheduling, turnovers, preventive maintenance, and safety compliance.
• Manage budgets, inventory and vendor relationships.
• Perform and supervise repairs in HVAC, electrical, plumbing, carpentry and appliances.
• Ensure vacant units are move-in ready on time and meet standards.
• Foster a safety-first culture following OSHA, EPA and Fair Housing guidelines.
• Collaborate with renovation teams to preserve property value.
• Support training and certifications for team growth.
