Job summary

Palms Associates, LLC, in Richmond, VA, is looking for a Maintenance Supervisor for Lakefield Apartments & Townhomes to lead a maintenance team of 4+ and ensure resident satisfaction at a 395-unit community. The role emphasizes preventing problems, motivating staff, and upholding high standards.

You will manage budgets, safety, scheduling, and vendor relations, coordinate preventive maintenance, and train staff on HVAC and building systems, with on-call rotation and strong English communication

Qualifications

• 4+ years of hands-on maintenance and supervisory experience in multifamily or similar environments.
• HVAC certification is required; CPO certification preferred.
• Must participate in rotating on-call schedule and have a valid driver's license.

Responsibilities

• Lead and motivate the maintenance team, maintaining professionalism and resident satisfaction.
• Oversee daily operations: scheduling work orders, turns, PM, and safety compliance.
• Manage budgets, inventory, and vendor relationships efficiently.
• Perform and supervise repairs in HVAC, electrical, plumbing, carpentry, appliances, and other systems.
• Ensure vacant units are move-in ready on time and meet standards.
• Foster a safety-first culture and ensure OSHA, EPA, and Fair Housing guidelines are followed.
• Collaborate with renovation teams to preserve property for long-term management.
• Support team growth through training and certifications.

Qualifications:

• Have 4+ years of hands‑on maintenance and supervisory experience in multifamily or similar environments.
• Be certified in HVAC (required) and CPO (preferred).
• Be able to participate in a rotating on‑call schedule.
• Must have valid driver's license.
• Have strong administrative and organizational skills, including managing work orders, documentation, scheduling, vendor coordination, and other day‑to‑day maintenance operations.
• Be highly skilled in troubleshooting and problem‑solving, with the ability to prioritize and delegate effectively.
• Communicate clearly and professionally with residents, vendors, and team members.
• Stay calm under pressure, meet deadlines, and keep operations running smoothly—even on busy days.
• Basic computer skills: must be able to use MS Office 365 platforms and operate a mobile device.
• Must have access to a personal mobile device to manage daily operations through Yardi and Microsoft apps.
• Proficient in English, with strong written and verbal communication skills. - Bilingual is a plus!
