Thrive Communities is seeking a Maintenance Supervisor for a full-time, on-site role in Tacoma, WA. The position oversees maintenance teams, performs unit turns, and coordinates with leasing staff to ensure smooth operations.

This role requires after-hours availability and a strong focus on safety and resident satisfaction. Pay range is $39.00-$41.00 per hour, with a generous benefits package and opportunities for growth within Thrive's community-focused culture.

Qualifications

• 3+ years of experience in property management or equivalent to demonstrate proficiency
• 6+ months supervisor experience with leadership
• Proficient in unit turns and appliance repair
• Strong understanding of OSHA guidelines and PPE
• Must have basic computer skills and English data entry
• Familiarity with Yardi or similar software for unit turns and work orders
• CAMT and CPO certifications preferred
• Must supply own tools
• Valid driver's license may be required

Responsibilities

• Oversees and leads maintenance team members
• Performs maintenance tasks such as unit turns and work orders
• Coordinates with leasing staff and managers for communication and organization
• Conducts monthly safety meetings and OSHA/SDS reporting
• Schedules and performs preventative maintenance
• Maintains property grounds and appearance
• Manages vendors and inventory within budget
• Handles after-hours emergencies as needed
• Strives to exceed residents' expectations and foster positive culture
• Performs additional duties as assigned by manager or regional team
