Job summary

Thrive Communities in Seattle seeks a Maintenance Supervisor to oversee unit turns, safety compliance, and vendor management at multi-family properties. You will schedule preventative maintenance, manage budgets, and ensure high resident satisfaction through proactive service.

Minimum 3 years in property maintenance, CAMT preferred, strong communication and leadership skills, and ability to work on-call. Starting salary $34–$36/hour plus comprehensive benefits.

Qualifications

• At least 3 years experience in property maintenance or equivalent field.
• Maintenance experience in multi-family property management strongly preferred.
• Experience with mid-rise and high-rise buildings preferred.
• Basic computer skills and ability to input data in tracking systems.

Responsibilities

• Performs maintenance tasks such as unit turns and work orders.
• Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.
• Maintains grounds and professional appearance of the property.
• Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.
• Maintains adequate inventory of supplies.
• Manages tasks within budget or seeks approval for necessary work that is over budget.
• Emergency on-call is required as part of the position.
• Strives to exceed residents’ expectations for excellent customer service.

Job Responsibilities

• Performs all reasonable duties as outlined by supervisor.
• Strives to exceed residents’ expectations for excellent customer service.

Maintenance Supervisor Qualifications

• At least 3 years experience in property maintenance or equivalent field required
• Maintenance experience in multi-family property management strongly preferred
• Experience in mid-rise and or high-rise buildings, Class A and B strongly preferred
• Certified Apartment Maintenance Technician (CAMT) a olus
• Must have basic computer skills with the ability to input data and notes in English intro tracking systems
• High organizational skills
• Experience with warranty work
• Strong communication skills
• High level of attention to detail
• Ability to complete punch walks and follow-up with construction
• Great presentation and interaction with clients and residents required
• Excellent customer service skills required
• Experience with leading and supervising a team preferred
• Prior experience working with a budget strongly preferred
• Experience with Yardi preferred
• Ability to respond to after-hours emergencies, as needed *this role is on call daily
• Can operate vehicle on premise and has valid driver's license and automobile insurance coverage
• Supplies their own tools

Physical Requirements

• This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 66% - 100% of time is spent on feet and sitting at desk.
• Constant need to type, write, & grasp (working at a computer and answering phones)
• Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder
• Ability to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75lbs and be on your feet a majority of the day
