Job summary

Thrive Communities in Washington state is seeking a Maintenance Technician to support multiple properties. This floating role staffs Thrive properties during busy times and vacancies, performing unit turns and routine maintenance to ensure safety and comfort for residents.

Candidates should have 1+ year maintenance experience, be proficient in unit turns and appliance repair, have basic computer skills, and hold a valid driver’s license.

Qualifications

1+ year prior experience in a maintenance role, preferably in property management.
Proficient in unit turns and appliance repair.
Must have basic computer skills with the ability to input data and notes in English into software programs.
Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator (CPO) is a plus.
Must be able to supply own tools.
Driver's license required. This is a floating role that requires travel to various locations in Washington.

Responsibilities

Floating team members are staffed at Thrive properties during busy times, vacancies, or when other team members are on leave.
Performs maintenance tasks such as unit turns and work orders.
Partners with leasing staff and managers to ensure seamless communication and organization.
Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
Safety meetings participation and adherence to OSHA/SDS requirements.
Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
Maintains grounds and professional appearance of the property.
Inspects and coordinates all needed make-ready repairs and services.
Exceeds residents’ expectations for excellent customer service.
Performs all additional duties assigned by Direct Manager, Maintenance Supervisor, Community Manager, or Regional team member.

Physical Requirements

100% in-person position. Must be available to be physically present at sites being supported.
Stand, walk, crawl, bend, stoop, or sit alternatively depending on the specific needs of the day.
Estimated 66% - 100% of time is spent on feet.
Prolonged periods of sitting at a desk and working on a computer and/or speaking on a phone and radio.
Ability to physically walk the property and units, which may include climbing stairs and navigating uneven surfaces or construction zones.
Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc.
Ability to lift/move/push/pull up to 150 lbs. on occasion with a frequent need to lift/push/pull 25 lbs. - 75lbs.
Works both indoors (majority of the time) and outdoors in all weather conditions.
Must be able to commute to locations where there is need.
