The role focuses on hands-on maintenance, safety, and resident satisfaction across luxury multi-family properties. The position requires 2+ years in maintenance leadership, strong project/vendor management, OSHA/EPA certifications, and a commitment to mentoring team members

Qualifications

• 2+ years in Maintenance Manager/Supervisor roles in luxury multifamily.
• Strong project and vendor management skills.
• Experience managing a team and 3rd party vendors.
• Elevated customer service and communication skills.
• Basic computer skills.
• Certifications: EPA, HVAC, CPO, OSHA or similar.

Responsibilities

• Lead a team of Service Technicians, Facilities Technicians, and Housekeepers.
• Oversee hands-on maintenance to maintain and enhance property value.
• Inspect and repair HVAC, electrical, plumbing, pool, carpentry, and more.
• Manage Make-Ready processes and turnover boards for leasing.
• Schedule contractors and vendors as needed.
• Inspect for safety hazards and correct them promptly.
• Maintain safety protocols and participate in training.
• Keep records for preventive maintenance, inspections, inventories and logs.

Compensation

• The anticipated base pay range for this position is $34.00-37.00/hour.
• All service team members who participate in the on-call rotation receive an additional $3.00/hour incentive for all hours worked while on-call.
• Additional hourly pay for EPA, CPO, and OSHA certifications.***

Requirements

• 2+ years of experience working as a Maintenance Manager, Supervisor, or similar title in luxury multi-family is required.
• Strong project management and vendor management skills are required.
• Demonstrated ability to manage a team and 3rd party vendors is required.
• Elevated customer service and communication skills are required.
• Advanced knowledge in the following areas: Plumbing, Electrical, Pool Maintenance, HVAC, Carpentry, Landscape Maintenance, Appliances, and OSHA-related standards.
• Industry-specific professional certifications (EPA, HVAC, CPO, OSHA or similar) are required.
• Basic computer skills.
• Three or more years' experience working as a Maintenance Technician, Apartment Turn Technician, Service Technician, Make-Ready Technician, or Work Order Technician.
• A basic understanding of written and verbal English.

In This Role You Will

• Serve as the leader for the team of Service Technicians, Facilities Technicians, and Housekeepers.
• Oversee and execute the hands-on maintenance duties necessary to maintain and enhance the value of the community.
• Perform consistent inspections, diagnosing problems, and making necessary repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry-walling, appliances, and exterior structures.
• Manage the daily inventory of apartment homes in order to support leasing efforts, including managing the Make-Ready, Turn Board.
• Schedule contractors and vendors as needed.
• Inspect the property for safety hazards that may pose a liability and correct the hazards.
• Share rotating on-call duty with service team members and readily available to go the property after hours if needed and in uniform/badge.
• Complete Weekly Service Report in a timely manner.
• Adhere to Mark-Taylor safety protocols, programs, policies and procedures.
• Participate in training classes.
• Train and mentor Service Technician and Facilities Technicians.
• Keep accurate records regarding preventative maintenance, work orders, inspections, inventories, pool chemical logs, make-ready and turn units.
• Maintain excellent customer service and positive rapport with all residents and team members.
• Capital project oversight, bidding, and execution.
