Job summary

AAMCI is seeking a Maintenance Supervisor II to lead a maintenance team at our Florida properties. You will manage work orders, schedule preventive tasks, and coordinate repairs using a tablet for daily operations. The role emphasizes safety, quality, and resident satisfaction.

Ideal candidates bring 3+ years in property maintenance, with at least 1 year in supervision, and strong knowledge of HVAC, plumbing, electrical, and mechanical systems. Minimum high school diploma preferred.

Qualifications

• High school diploma or equivalent; technical or vocational training in maintenance preferred.
• Minimum of 3 years in property maintenance, with at least 1 year in a supervisory role.
• Strong communication and interpersonal skills.
• Strong technical skills and proficiency using tablets or similar mobile devices.
• Knowledge of HVAC, plumbing, electrical, and mechanical systems.
• Ability to diagnose and troubleshoot maintenance issues and perform repairs.
• Excellent organizational and time management skills, with ability to prioritize tasks and manage multiple projects.
• Strong communication and interpersonal skills with residents and vendors.

Responsibilities

• Supervise a team of maintenance technicians, providing guidance, training, and support as needed.
• Utilize a tablet for daily job tasks, including receiving and prioritizing work orders, updating maintenance logs, unit inspections and communication with team members and management.
• Conduct regular inspections of properties to identify maintenance needs and ensure safety and quality standards.
• Coordinate and schedule maintenance and repair work, including preventive maintenance tasks, unit turnovers, and emergency repairs.
• Maintain accurate records of maintenance activities, including work orders, inventory levels, and equipment maintenance schedules.
• Procure materials and supplies needed for maintenance projects, ensuring cost-effectiveness and timely delivery.
• Respond promptly to resident maintenance requests and concerns, providing excellent customer service and ensuring resident satisfaction.
• Collaborate with property management team members to develop and implement maintenance policies and procedures, with a focus on efficiency and continuous improvement.
