Job summary

WinnCompanies is seeking a Maintenance Supervisor II for Bridgeton Villas, a 150-unit community in Bridgeton, NJ. You will oversee maintenance operations and supervise staff, performing tasks at the highest skill level to meet ownership and management objectives.

The role requires on-site work, Monday–Friday 8:00 AM–4:30 PM, with on-call every other week. A high school diploma, 3–5 years in maintenance, and 1–3 years in supervision are needed; CAMT certification is preferred.

Qualifications

• High school diploma or GED is required.
• 3-5 years of relevant work experience.
• 1-3 years of supervisory experience.
• General knowledge of electrical, plumbing, appliances, and HVAC.
• CAMT certification.
• Experience with computer systems, particularly Microsoft Office.
• Solid verbal and written communication skills.
• Outstanding supervisory skills.
• Ability to manage and work with a diverse group of people and personalities.

Responsibilities

• Lead and manage a maintenance staff at the property on a day-to-day basis.
• Assist in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests.
• Maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third-party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on-call activity during off-hours and emergencies.
• Complete hands-on maintenance activity.

Job Description

WinnCompanies is searching for a Maintenance Supervisor II to join our team at Bridgeton Villas, a 150-unit residential community located in Bridgeton, NJ.

In this role, you will oversee the maintenance operations and supervise maintenance staff at the property; perform maintenance functions at the highest skillset, and ensure that the physical condition of the property satisfies ownership and management objectives.

Please note that the pay range for this position is $29.28-$35.13 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00AM-4:30PM. Please note that this role requires on-call availability every other week.

Preferred Qualifications:

• Vocational or technical training.
• HVAC, asbestos, or lead-based paint certification.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
