WinnCompanies is seeking a Maintenance Supervisor II for Park Landing, a 250-unit senior housing community in Woodbridge, VA. You will lead the maintenance operations, supervise staff, and ensure safety, compliance, and asset preservation across the property.

The role combines hands-on maintenance with team leadership, preventive maintenance planning, and vendor management, with an alternating schedule and on-call duties to support after-hours needs.

Qualifications

  • High school diploma or GED equivalent required.
  • 3–5 years of apartment, property, facilities, or building maintenance experience including HVAC, plumbing, electrical systems, appliance repair, and general maintenance.
  • 1–3 years of supervisory or team management experience.
  • Must have EPA Universal certification with hands-on experience.
  • Proficiency with Microsoft Office and work-order management systems.
  • Strong customer service, communication, and leadership skills; able to work with diverse residents, staff, and vendors.
  • On-call rotation availability and emergency response duties.

About the opportunity

WinnCompanies is seeking a Maintenance Supervisor II to join our team at Park Landing, a 250-unit tax-credit senior housing community located in Woodbridge, VA.

In this role, you will lead the maintenance operations of a Senior residential community, supervising maintenance staff while ensuring the property remains safe, well-maintained, and compliant with company standards. This position combines hands-on maintenance expertise with team leadership, preventive maintenance planning, and vendor management.

The pay range for this role is $33.00-$38.00 per hour. The selected candidate will adhere to the following alternating schedule: Monday through Friday from 8:00AM to 5:00PM and Monday through Friday from 9:00AM to 6:00PM with on-call duty required being on-call for 2 weeks and off for 2 weeks.

Responsibilities:

  • Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.
  • Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.
  • Oversee service requests, work orders, staff schedules, and vendor activities to ensure timely completion of maintenance projects.
  • Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.
  • Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.
  • Review property inspection findings, obtain contractor bids, and assist with capital improvement and maintenance projects.
  • Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed.

Requirements:

  • High school diploma or GED equivalent required.
  • 3-5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
  • 1-3 years of supervisory, leadership, or team management experience.
  • Must have EPA Universal certification with hands on experience.
  • Proficiency with Microsoft Office and other computer-based systems for work order management, reporting, and documentation.
  • Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.
  • Availability to participate in an on-call rotation and respond to emergency maintenance needs.

Preferred Qualifications:

  • Vocational, trade school, or technical training.
  • CAMT (Certified Apartment Maintenance Technician) certification preferred.
  • Asbestos, lead-based paint, or other industry-related certifications.
  • Experience supervising maintenance operations in affordable housing, or residential communities.
  • A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
