Job summary

Gene B. Glick Company in Bloomington, IN is seeking an experienced Maintenance Supervisor to lead on-site repairs and oversee HVAC, electrical, plumbing, and grounds at The Reserve at Chandler's Glen.

You will plan and manage maintenance operations, supervise staff, develop preventive programs, handle budgeting and safety inspections, and ensure timely completion of work orders for a 120-unit community.

Qualifications

• High school diploma or equivalent
• EPA designation / certification
• 2–4 years of maintenance/repair experience in HVAC, electrical, plumbing, or grounds
• Supervisory experience preferred but not required
• Effective communication in writing and speaking
• Valid driver’s license in state of residency
• Willing to travel for training/meetings
• Fluent in Spanish is a plus

Responsibilities

• Plan, develop and manage overall maintenance operations at the property.
• Assist staff with completing maintenance requests, including appliances, HVAC, and repairs.
• Maintain lawns, grounds and parking lots; handle snow removal.
• Assist in maintenance budget preparation and administration.
• Plan, schedule, and supervise maintenance staff daily activities.
• Prepare and maintain records, invoices, timecards, and related documentation.
• Hire, train, and develop maintenance staff; enforce standards.
• Conduct regular performance evaluations of maintenance team members.
• Prepare specifications for major projects; solicit bids; inspect quality and cost compliance.
• Purchase supplies cost-effectively and plan purchases.
• Perform regular inspections and implement preventive maintenance programs.
• Conduct safety inspections and train staff on chemical handling.
• Foster a positive work environment and align with corporate performance goals.

We are looking for an experienced Maintenance Supervisor to join our team at our 120 -unit The Reserve at Chandler's Glen apartment community!

• We are offering a one-time $2,000 hiring bonus for this position ($1,000 paid after 6 months of employment and $1,000 paid after 12 months of employment*).

The Maintenance Supervisor is responsible for the overall development and operation of the maintenance functions on site. This person will perform and direct lower level maintenance personnel in the repair and maintenance of HVAC, electrical and mechanical systems, plumbing, grounds, structural elements, motor vehicles and equipment.

Responsibilities

• Plan, develop and manage the overall maintenance operations at the property.
• Assist staff with completing maintenance requests in an efficient and courteous manner, this includes appliances, HVAC, exterior and interior repairs, etc.
• Maintain lawns, grounds, landscaping, and parking lots including snow removal.
• Assist in the preparation and administration of the maintenance budget for the property.
• Plan, schedule, and supervise the maintenance staff in the performance of their daily activities.
• Prepare, submit, and maintain accurate records, reports, and paperwork (invoices, timecards, new hire / termination information, employee counseling and evaluations) associated with maintenance operations.
• Hire, train, and develop maintenance staff and enforce all Company standards.
• Conduct regular performance evaluations of maintenance team members.
• Prepare specifications for major planned projects, negotiate, and/or solicit bids with contractors, inspect the work for quality and conformance to specifications and cost requirements.
• Purchase all supplies and materials in an efficient and cost-effective manner.
• Perform regular inspections of all grounds, structures, and systems and correct any problems.
• Develop and direct preventive maintenance programs for all structures, systems, equipment, and motor vehicles.
• Conduct regular safety inspections of the property, correct any unsafe practice or situation, and train all maintenance staff in the correct handling of chemicals, supplies, and equipment.
• Create and sustain a positive work environment at the community and accomplish the objectives of the Corporate Performance Management program.

Qualifications

• High school diploma or equivalent combination of education, training, or experience.
• Maintain EPA Designation / Certification.
• 2-4 years of progressively responsible experience in the maintenance/repair of HVAC systems, mechanical and electrical systems, plumbing and grounds in multi-family or commercial developments.
• Supervisory experience preferred, but not required.
• Must be able to communicate effectively verbally and in writing.
• Must be able to read and comprehend the English language.
• Must have and maintain a valid driver’s license in the state of residency.
• Able to work overtime and emergency call in.
• Must be willing to travel for training and meetings.
• Fluent in Spanish is a plus.
