Job summary

Red Tail Residential is seeking a Maintenance Supervisor I for ReNew Madison, Madison, WI. This full-time, non-exempt role oversees daily maintenance of facility systems and leads a team to ensure safe, reliable operation.

The position offers on-site work with a starting pay of $24.00–$30.00 per hour, commensurate with experience, plus a $1,000 sign-on bonus, relocation assistance, and first-two-months housing. Join a team that values growth and community impact.

Qualifications

  • High school diploma or equivalent; technical or vocational training in maintenance, electrical, mechanical, HVAC, or related field.
  • Minimum of 3 years of maintenance experience, including at least 1 year in a supervisory or lead capacity.
  • Strong working knowledge of mechanical, electrical, HVAC, and building systems relevant to commercial or residential facilities.
  • Ability to read and interpret technical manuals, blueprints, schematics, and equipment documentation.
  • Knowledge of applicable safety regulations, procedures, and best practices.
  • Strong troubleshooting, organizational, communication, and problem-solving skills.

Responsibilities

  • Supervise and coordinate daily maintenance activities involving mechanical, electrical, HVAC, and facility systems to ensure safe and reliable operation.
  • Develop, schedule, and implement preventive maintenance programs to reduce equipment failures, minimize downtime, and extend asset life.
  • Lead, train, coach, and mentor maintenance technicians while promoting a culture of safety, quality, accountability, and continuous improvement.
  • Diagnose, troubleshoot, and resolve complex maintenance issues in a timely manner to minimize operational disruptions.
  • Inspect facilities and equipment regularly to identify maintenance needs, potential hazards, and opportunities for improvement.
  • Coordinate maintenance activities with other departments to support operational priorities and minimize disruptions.
  • Maintain accurate maintenance records, work orders, inventory information, and other required documentation.
  • Prepare maintenance reports and communicate equipment conditions, completed work, upcoming needs, and potential issues to management.
  • Ensure maintenance activities are performed in accordance with company policies, safety requirements, and applicable regulations.
  • Monitor the use of tools, equipment, parts, and supplies to support efficient maintenance operations and responsible resource management.
  • May be required to participate in an on-call rotation to support facility operations outside of normal business hours including evenings, weekends, holidays, or other non-standard hours based on operational needs.

About the Role

The Maintenance Supervisor I plays a key role in ensuring the safe, efficient, and reliable operation of facility equipment, systems, and infrastructure. This position oversees daily maintenance activities, coordinates team members, and implements preventive maintenance programs designed to minimize downtime, improve equipment reliability, and extend asset life.

The Maintenance Supervisor I provides hands-on leadership by training and supporting maintenance team members, promoting high-quality workmanship, and ensuring compliance with safety standards and established procedures. This role also manages maintenance schedules, troubleshoots complex mechanical and electrical issues, maintains accurate records, and collaborates with other departments to support operational goals.

Minimum Qualifications

Physical Requirements

  • Ability to regularly walk assigned properties and inspect buildings, equipment, and facility systems.
  • Ability to climb stairs and navigate occupied and unoccupied buildings as needed.
  • Ability to occasionally lift and carry items weighing up to 25 pounds.
  • Ability to perform other physical activities associated with routine facility inspections and maintenance operations.

Special Requirements

Candidates must successfully pass a driver license background check as part of the hiring process if the position requires operation of a company vehicle. This process helps ensure that authorized drivers meet applicable safety and insurance requirements.

Employees authorized to operate company vehicles must maintain a valid driver's license and satisfactory motor vehicle record (MVR) throughout employment. Motor vehicle records may be monitored on an ongoing basis to ensure continued compliance with company safety and insurance standards.
