Summary:
The Maintenance Supervisor develops, plans, implements, and completes maintenance projects and programs at UNC Health Care System. This position ensures compliance with maintenance standards throughout the UNC Health Care System.

Responsibilities:

  1. Coordinates the flow of work or services between Facilities departments and assists in resolving inter- and intra-departmental operating problems. Maintains safety and health standards to ensure compliance with JCAHO, local, state, and federal codes, regulations, and UNC HCS policies.
  2. Estimates job requirements, including staffing, equipment, parts, materials, and supplies for the designated work unit. Monitors work activity levels to ensure proper staffing and resource allocation. Manages contractors in the area of responsibility.
  3. Performs administrative activities, including preparing reports for management, maintaining financial data, budgetary information, maintenance charge backs, and other records such as payroll, work orders, inventory, personnel, and material requisitions.
  4. Procures parts and services for the area of responsibility. Oversees the safe operation and use of mechanical and power-driven equipment. Inspects maintenance equipment and facilities to ensure maintenance objectives are met.
  5. Responds to inquiries from the public, patients, and UNC HCS staff. Monitors the effectiveness of preventive maintenance programs and provides updates on new equipment and technology.
  6. Plans, schedules, trains, and supervises maintenance personnel, group leaders, and other workers. Assists the director in interviewing, selecting, promoting, and evaluating employees according to UNC HCS policies.

Other Information

Education Requirements: High School diploma or GED

Licensure/Certification Requirements: No licensure or certification required, dependent on area of assignment.

Professional Experience Requirements:

  • Minimum of ten years' progressive experience in HVAC installation, maintenance, and repair, including problem-solving and troubleshooting in an institutional or hospital environment.
  • At least three years in a lead or supervisory role at an HVAC Technician level or equivalent.
  • CFC certification required for all work levels, meeting EPA Type I, II, III, or Universal Technician standards.
  • Licenses: N.C. Heating Contractors, Group 2 and Group 3 Class I, or N.C. Refrigeration Contractors license.

Knowledge/Skills/Abilities: Knowledge of various maintenance systems.
