Job summary

TRG Management Company LLLP is seeking a hands-on maintenance professional to support a diverse housing portfolio in the New York area. You will ensure safety, supervise staff, and maintain building systems to meet quality standards across mid-rise and high-rise communities.

Responsibilities include coordinating bids, managing inventory, conducting daily property walk-throughs, and implementing preventative maintenance programs.

Qualifications

• Ensures safety training and proper equipment for staff.
• Follows budget guidelines and purchasing procedures.
• Maintains safe working environment and educates on safety.
• Develops hurricane preparedness and preventative maintenance.
• Monitors contractors and coordinates bids with PM.

Responsibilities

• Communicates status of emergencies, property conditions and safety issues to the PM promptly.
• Ensures staff are trained, duties performed, and equipment available.
• Follow budgetary guidelines and approve inventory purchases.
• Maintain a safe environment and educate on safety procedures.
• Develop and implement hurricane preparedness plan.
• Assist in preventative maintenance programs for the facility.
• Stock, order and inventory parts, supplies, and materials.
• Monitor service and repair contractors' performance.
• Assist with bids and proposals for the property.
• Daily walk-through to ensure aesthetics and operability of equipment.
• Install/restore electrical systems and components in machinery.
• Monitor maintenance of mechanical equipment (water heaters, HVAC, etc.).
• Replace damaged wires, cables and faulty components.
• Control building systems like air conditioning and boilers.
• Other duties as assigned by the Property Manager.

Job Description

• Communicates the status and outcome of any emergency, property condition, safety issues, and other notable items to the PM as soon as practicable.
• Ensures that all employees are properly trained, that they are performing their assigned duties, and that they have the necessary equipment and resources to do their jobs.
• Follow budgetary guidelines and make sure that all inventory purchases are approved by the PM and that they are made following established purchasing procedures.
• Maintain a safe working environment and educate employees on proper safety procedures.
• Work with PM to develop and implement the property's hurricane preparedness plan.
• Assists in the creation and implementation of a preventative maintenance program for the facility using the set parameters.
• Stocking, ordering and arranging an inventory of parts, supplies, and materials are part of this role.
• For the community, monitors the functions of service contractors and building repair and maintenance contractors.
• Assists with the solicitation of bids and proposals for the property, as well as making recommendations to the PM.
• Performs a daily walk-through of the property to ensure that it is aesthetically pleasing, and that all equipment and facilities are in working order.
• Installs and restores industrial machinery and equipment's electrical systems, apparatus, and electrical and electronic components.
• Monitors the upkeep and maintenance of all mechanical equipment in the community including, but not limited to, water heaters, HVAC systems, and other similar items.
• Replace damaged or broken wires and cables and diagnose defective machineries such as transformers, motors, and lighting fixtures.
• Replaces machine electrical components such as relays, switches, and motors, as well as position detecting devices that are malfunctioning.
• Controls that regulate building systems, such as air conditioning and boilers, should be monitored and adjusted.
• Other responsibilities may be assigned by the Property Manager.
