Job summary

TRG Management Company LLLP in South Florida seeks a Maintenance Supervisor to oversee day-to-day property operations across multiple housing types. You will coordinate safety, vendor relations, and preventative maintenance to keep 20,000 units in top condition.

The role requires supervisory experience, a valid driver's license, and HVAC certification, with a competitive base salary plus bonus potential and comprehensive benefits.

Qualifications

• A high school diploma or its equivalent is preferred.
• A supervisory experience of three (3) to four (4) years in this or a similar job is required.
• A valid driver's license and auto insurance.
• An EPA or CFC (HVAC) certificate is required.

Responsibilities

• Communicates the status and outcome of emergencies, property conditions, safety issues to the PM as soon as practicable.
• Ensures staff are properly trained and have necessary equipment and resources.
• Follow budgetary guidelines and ensure inventory purchases are approved by the PM.
• Maintain a safe working environment and educate employees on proper safety procedures.
• Assist in developing and implementing hurricane preparedness plans.
• Assist with preventative maintenance programs and stocking parts and materials.
• Monitor service and repair contractors and building maintenance contractors.
• Perform daily property walk-throughs to ensure aesthetics and operability.
• Install and restore electrical systems and components in machinery and equipment.
• Monitor upkeep of mechanical equipment including water heaters and HVAC systems.

Job Responsibilities

• Communicates the status and outcome of any emergency, property condition, safety issues, and other notable items to the PM as soon as practicable.
• Ensures that all employees are properly trained, that they are performing their assigned duties, and that they have the necessary equipment and resources to do their jobs.
• Follow budgetary guidelines and make sure that all inventory purchases are approved by the PM and that they are made following established purchasing procedures.
• Maintain a safe working environment and educate employees on proper safety procedures.
• Work with PM to develop and implement the property's hurricane preparedness plan.
• Assists in the creation and implementation of a preventative maintenance program for the facility using the set parameters.
• Stocking, ordering and arranging an inventory of parts, supplies, and materials are part of this role.
• For the community, monitors the functions of service contractors and building repair and maintenance contractors.
• Assists with the solicitation of bids and proposals for the property, as well as making recommendations to the PM.
• Performs a daily walk-through of the property to ensure that it is aesthetically pleasing and that all equipment and facilities are in working order.
• Installs and restores industrial machinery and equipment's electrical systems, apparatus, and electrical and electronic components.
• Monitors the upkeep and maintenance of all mechanical equipment in the community including, but not limited to, water heaters, HVAC systems, and other similar items.
• Replace damaged or broken wires and cables and diagnose defective machineries such as transformers, motors, and lighting fixtures.
• Replaces machine electrical components such as relays, switches, and motors, as well as position detecting devices that are malfunctioning.
• Controls that regulate building systems, such as air conditioning and boilers, should be monitored and adjusted.
• Other responsibilities may be assigned by the Property Manager.

The ideal candidate will possess:

• A high school diploma or its equivalent is preferred.
