Timberland Partners is seeking a Maintenance Supervisor for Hayden Park in Dayton, OH. The community comprises 192 units and was built in 2023. You will oversee all routine and preventive maintenance and ensure turnover readiness to support leasing activity.

The role requires leadership of maintenance staff, coordination of schedules, and adherence to budget while delivering high-quality service. On-call rotations and incentives are included.

Qualifications

• 3+ years of general maintenance experience.
• 6+ months in a multi-family or institutional work order environment.
• EPA Universal License required.
• High school diploma or equivalent preferred; college/trade school preferred.
• Certifications like CPO, CAMT, boiler license, electrical, or plumbing are a plus.
• Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances, and pool/spa.

Responsibilities

• Repair building exterior, grounds, mechanical and plumbing systems.
• Set schedules for routine maintenance, landscaping, cleanup and turnover work.
• Implement and follow a preventive maintenance program.
• Supervise contract work and payments to ensure quality.
• Make vacated apartments ready for showing and renting.
• Serve as on-call emergency contact as scheduled, nights/weekends.
• Operate within budget and report variances to management.
• Maintain inventory of tools, furniture and accessories.
• Attend trade association meetings when possible.

Job description

We are looking for a Maintenance Supervisor for our Hayden Park location. This community has 192 units and was built in 2023. It is conveniently located near I-70 and I-75 in Huber Heights, OH. As the Maintenance Supervisor, you are responsible for all general maintenance of the apartment community. This includes routine and preventive maintenance, turnover maintenance, and other duties to maintain the property.

• $27 - $29/hr + opportunity for incentive/bonus pay

Schedule: Monday - Friday 9AM - 6PM, occasional on-call rotation with additional pay

Responsibilities:
(include, but are not limited to)

• Conduct repair of: the building exterior, grounds, mechanical systems, plumbing systems, etc.
• Establish, assign and maintain schedules regarding routine maintenance, landscaping, cleaning, painting, turnover work, etc.
• Implement and follow a preventive maintenance program
• Supervise all contract work and payments to ensure quality of the work completed
• Ensure vacated apartments are in “make ready” condition for showing and renting
• Serve as on-call emergency maintenance contact as scheduled at night or on weekends and ensure compliance of staff
• Operate property within established budget and notify Community Manager of any expected variations
• Keep ongoing and updated inventory of the property tools, furniture & accessories
• Attend, when possible, all trade association meetings and seminars

Minimum Qualifications:

• 3+ years of general maintenance experience
• 6+ months in a multi-family or institutional work order environment.
• EPA Universal License required
• High school diploma or equivalent strongly preferred, college-level/trade school preferred
• Preference for candidates with desired certifications: CPO, CAMT, boiler license, electrical, plumbing, first aide, etc.
• Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment and other community systems.
• Basic computer proficiency preferred
• YARDI experience preferred

Physical Demands: Will be exposed to the constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying light and heavy loads, climbing stairs and ladders.
