Job summary

Timberland Partners Inc. at Forestlake Apartments in Daytona Beach, FL, seeks a Maintenance Supervisor to oversee all general maintenance for a 146-unit community. Responsibilities include preventive maintenance, turnover work, and ensuring safe, well-maintained buildings.

The role reports to the Community Manager with on-call duties and weekend coverage as needed. The position offers a comprehensive benefits package, a Monday–Friday schedule with on-call rotation, and opportunities for growth

Qualifications

• 3+ years of general maintenance experience.
• 6+ months in a multi-family or institutional work order environment.
• HVAC or EPA Universal certification required.
• CPO Certification required.
• High school diploma or equivalent strongly preferred, college-level/trade school preferred.
• Knowledge of Fair Housing laws and safety practices.
• Ability to troubleshoot and repair HVAC, plumbing, electrical systems.

Responsibilities

• Conduct repair of building exterior, grounds, mechanical and plumbing systems.
• Establish and maintain schedules for routine maintenance, landscaping, cleaning and turnover work.
• Implement and follow a preventive maintenance program.
• Supervise contract work and payments to ensure quality.
• Ensure vacated apartments are rent-ready for showing.
• Serve as on-call maintenance contact as scheduled.
• Operate the property within budget and notify manager of variances.
• Maintain inventory of tools, furniture and accessories.

Description

We are looking for a Maintenance Supervisor for our Forestlake Apartments location. This community has 146 units and is conveniently located right off of the I-95 / I-4 interchange in Daytona Beach, FL. It is situated just 5 minutes from the Daytona Beach Airport, International Speedway, and 5 local universities. As the Maintenance Supervisor, you are responsible for all general maintenance of the apartment community. This includes routine and preventive maintenance, turnover maintenance, and other duties to maintain the property.

Schedule: Monday - Friday 8AM - 5PM, weekends as needed and on-call rotation every two weeks with additional pay (schedule is subject to change based on business needs)

Responsibilities:
(include, but are not limited to)

• Conduct repair of: the building exterior, grounds, mechanical systems, plumbing systems, etc.
• Establish, assign and maintain schedules regarding routine maintenance, landscaping, cleaning, painting, turnover work, etc.
• Implement and follow a preventive maintenance program
• Supervise all contract work and payments to ensure quality of the work completed
• Ensure vacated apartments are in “make ready” condition for showing and renting
• Serve as on-call emergency maintenance contact as scheduled at night or on weekends and ensure compliance of staff
• Operate property within established budget and notify Community Manager of any expected variations
• Keep ongoing and updated inventory of the property tools, furniture & accessories
• Attend, when possible, all trade association meetings and seminars

Minimum Qualifications:

• 3+ years of general maintenance experience
• 6+ months in a multi-family or institutional work order environment.
• HVAC or EPA Universal certification required
• CPO Certification required
• High school diploma or equivalent strongly preferred, college-level/trade school preferred
• Preference for candidates with desired certifications: CAMT, boiler license, electrical, plumbing, first aide, etc.
• Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment and other community systems.
• Wood working experience preferred
• Basic computer proficiency preferred
• Knowledge of Fair Housing laws
• YARDI experience preferred

Physical Demands: Will be exposed to the constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying light and heavy loads, climbing stairs and ladders.
