Job Title: Maintenance Supervisor
Supervisor: Community Manager
FLSA Status: Non-Exempt (Hourly)
JOB SUMMARY: Performs maintenance duties and supervises and coordinates activities of the maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the community are completed in an efficient manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. DRIVING REQUIREMENTS: Must have a valid driver’s license and the ability to drive to daily activities.
EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or 3 to 5 years of related experience and/or training; or equivalent combination of education and experience.
LEADERSHIP and STAFF DEVELOPMENT: Experience in managing diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing the performance of staff members.
EQUIPMENT/MACHINERY/TOOLS: Required to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with customers one-on-one or groups of team members of organization.
MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS: Heating, ventilation and air conditioning (HVAC) certification is required for this position. Certified Apartment Maintenance Technician (CAMT) is highly recommended. Fair Housing Certification is required within 1 day of hire.
