Job Summary

We are seeking a dedicated and experienced Maintenance Supervisor to lead our maintenance operations and ensure our facilities remain in excellent condition. This role is responsible for overseeing routine inspections, managing repairs, and performing preventative maintenance to keep all building systems and equipment operating efficiently. The ideal candidate is a hands-on leader, effective problem solver, and dependable team player with prior maintenance experience—preferably within a Class-A Multifamily property. Responsibilities:

1. Meet with the Community Manager to review all upcoming needs and activities.
2. Review the current service requests and determine what steps need to be taken to complete the work.
3. Prioritize the service requests, addressing emergencies first, reviewing vendor assignments, and handling make-readies, general repairs, and preventive maintenance.
4. Use property management software to review move-in/move-out schedules, update statuses, assess needs, and assign tasks.
5. Check all new service requests throughout the day.
6. Walk the community grounds to ensure cleanliness.
7. Determine parts needed, order them within budget, and complete purchase orders.
8. Plan and conduct regular team meetings.
9. Handle common area tasks such as trash pickup and pool cleaning.
10. Undertake additional projects as assigned.

Qualifications:

1. High school diploma/GED or equivalent.
2. At least 5 years of maintenance experience.
3. Knowledge of HVAC, plumbing, and electrical systems.
4. Understanding of maintenance equipment, procedures, and techniques.
5. Availability to respond to requests on nights and weekends.
6. Excellent work ethic, communication, time management, and attention to detail.
7. Yardi experience is a plus.
