This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities include assisting and completing work orders from resident requests, overseeing the make-ready process for vacant apartments, developing standards for cleanliness and appearance of community areas, inspecting work performed by service team members and contractors, maintaining inventory of parts and materials, completing monthly preventative maintenance, assisting in budget development, supporting cost-cutting programs, conducting safety meetings, and demonstrating customer service skills. Basic qualifications include a high school diploma or GED, experience in property or building maintenance, proficiency in customer service and communication, and ability to use various tools and software. Specialized skills include EPA certifications for HVAC systems, required state and local certifications, and a valid driver’s license for operating a golf cart on property. Physical demands include ability to stand, walk, bend, climb ladders, work in all weather conditions, and lift weights up to 25 pounds independently or 50 pounds with assistance. The role may require flexible work schedules including evenings, weekends, and holidays.
