As a Maintenance Supervisor, you will carry out our Mission of Love by supervising staff within specified maintenance group for repair, construction, preventative maintenance and installation programs in designated areas, insuring work is done in a timely, efficient and professional manner.
Our Maintenance Supervisor is responsible for the following:
- Supervise, schedule and inspect work, including but not limited to; work order requests, preventative maintenance requests and capital projects, for maintenance staff in designated area of supervision both in shops and the field. Insure proper requisition of supplies and materials for the maintenance staff.
- Have basic knowledge of building, electrical and plumbing codes. Insure the proper operation of all equipment and systems, including but not limited to, the heat, water, sewer and high voltage distribution systems, and the proper condition of the physical plant including buildings, roadways, walkways and general grounds in area of responsibility.
- Insure personnel are properly trained in the operation and maintenance of equipment, systems, tools and PPE. Insure the safety of all staff, observe practices of staff and report unsafe practices to your immediate manager.
- Coordinate work which requires assistance from other maintenance groups and other departments. Interface with outside contractors, vendors and agencies when assigned.
- Assist Maintenance Manager in preparation of labor and material cost estimates. Assist in the planning and preparation of the annual Department budget.
- Maintain prints, owners and equipment manuals, safety training records and equipment test records. Utilize a computer to maintain the building automation system (BAS), computerized maintenance management system (CMMS) and train staff in these systems.
- Be available for emergency calls as required and or weekend/holiday on call duty as indicated by schedule, maintaining availability to accept Switchboard calls and to respond to make repairs or provide help as necessary.
- Maintains work areas and vehicles in an orderly and clean manner, maintaining a safe work place. Performs tasks in a safe manner. Ensures the proper care and use of tools, equipment and supplies.
- Maintains professional growth and development by attending educational, technical and training programs, seminars and courses.
- Maintains an accurate work record of time for cost distribution and payroll.
- Completes computerized maintenance management system (CMMS) generated work orders and provides clear documentation of work as required. Generates work orders for additional work or tasks identified in the field and completes or submits them as appropriate.

- Must have the ability/knowledge to perform the following tasks:
- Check electrical circuits dead (or for the presence of voltage)
- Install (wire) new light fixture
- Pull wire for low voltage applications, such as computers or thermostats
- Install computer network 10-base-T wall jacks
- Solder copper pipe up to 3" in diameter
- Change valve seats and stems
- Replace (install) toilet fixtures
- Rebuild hot water mixing valves
- Accurately estimate the amount of paint required to paint a room
- Remove wall paper
- Prepare surfaces for painting?
- Repair holes in drywall
- Replace grout around tile and plumbing fixtures
- Change filters on air handling units
- Change fan drive belts
- Clean evaporator and condenser coils
- Disassemble, clean, and reassemble pump strainers
- Replace drive belts
- Lift up to 100 pounds occasionally
- Lift and carry 50 pounds repeatedly
- Read and interpret mechanical, electrical, and structural drawings
What You Have:
- High School graduate or equivalent.
- Skilled in one or more trades (carpentry, masonry, equipment operation, electrical, plumbing, painting, HVAC, etc.) with four years' experience in that trade or maintenance.
- A knowledge of construction practices, building codes and project management.
- A minimum of five years of leadership experience in a construction or maintenance related field.
- Must have skills in allocation of labor, prioritizing, time management, supervision and understanding of blueprints and specifications.
- Must have a valid Pennsylvania Driver's License.
- Excellent communication skills to all levels of staff.
- Strong written, oral, organizational and computer skills.
