Job description

The position of the Maintenance Supervisor is to uphold our corporate philosophy through every interaction with a ZRS MANAGEMENT resident. The primary goal is to assist in resident retention by providing skilled, efficient, and professional service. The Maintenance Supervisor reports directly to the Property Manager.

Responsibilities include but are not limited to:
  1. Providing prompt and efficient service calls according to policy.
  2. Being available for on-call service as determined by the Property Manager.
  3. Scheduling apartment turns and vacating units within three to five business days.
  4. Performing light electrical, plumbing, carpentry, and masonry repairs.
  5. Maintaining common areas (e.g., sweeping, mopping, vacuuming, trash removal, window cleaning, pressure washing).
  6. Maintaining pools and Jacuzzis.
  7. Keeping maintenance shops safe, organized, and efficient.
  8. Training other maintenance staff.
  9. Assisting in vendor selection.
  10. Keeping accurate records of key property information (water shut-offs, sewer clean-outs, meters).
  11. Working with the Property Manager to develop and conduct weekly community inspections and preventive maintenance programs.
  12. Inspecting and approving outside contractor work, ensuring insurance requirements are met.
  13. Leading efforts to enhance the property's aesthetic appeal.
  14. Assisting in maintaining the maintenance budget.
  15. Supporting other ZRS MANAGEMENT properties as needed.
  16. Conducting move-out inspections with the Property Manager, documenting damages and repairs.
  17. Reviewing daily service request reports.
  18. Maintaining logbooks and ensuring EPA compliance.
  19. Adhering to Fair Housing laws.
  20. Ordering maintenance supplies and implementing the Area Assignment Program.
Qualifications:
  • Valid driver’s license with a clean driving record and proof of insurance.
  • HVAC certification preferred; if required at a specific property, certification must be obtained within 90 days of employment.
Skills, Knowledge, and Abilities:
  • Effective time management and attention to detail.
  • Adaptability and confidentiality.
  • Experience in plumbing, electrical, HVAC, and appliance maintenance.
  • Ability to lift heavy objects.
  • Clear communication skills with residents.
  • Teamwork and cooperative working ability.
  • Willingness to work on-call hours, weekends, and travel for training.
