Job summary

Southwood Realty Company is seeking a Maintenance Supervisor to oversee the operation and upkeep of the property's buildings and grounds in Belmont, NC. The role focuses on supervising a team and coordinating both in-house and vendor work to maintain safety and efficiency.

The ideal candidate will have a high school diploma or equivalent, certifications such as EPA and CPO, and CAMT is preferred to ensure hands-on maintenance excellence across systems and equipment.

Qualifications

• EPA Certification required/preferred.
• CPO Certification preferred.
• CAMT certification preferred.

Responsibilities

• Train service, housekeeping, custodial or grounds personnel.
• Schedule and supervise in-house and/or vendor work.
• Ensure OSHA standards and company safety policies are followed.
• Respond to service requests within 24 hours.
• Schedule and perform preventative maintenance.
• Maintain replacement logs for carpets, vinyl, appliances, etc.
• Maintain MSDS sheets and safety documentation.
• Handle all lockouts as a result of evictions.
• Maintain all vehicles, golf carts, tractors and other machinery.
• Analyze and resolve work problems or assist workers in solving them.

Job Summary

Maintain efficient operation and upkeep of the property buildings and grounds in a supervisory role.

Summary of Duties and Responsibilities

• Responsible for the subsequent training of all service, housekeeping/custodial or grounds personnel


• Schedules and supervises all in-house and/or vendor work


• Insures OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times


• 24-hour response time to service requests


• Responsible for scheduling and performing preventative maintenance


• Responsible for maintaining a replacement log that tracks the replacement of carpet, vinyl, appliances, condensing units, etc.


• Responsible for maintaining MSDS sheets


• Responsible for handling all lock outs as a result of evictions


• Maintains all autos, golf carts, tractors, and all other machinery owned by the property


• Analyzes and resolves work problems or assists workers in solving work problems

Qualifications

• High school diploma or equivalent preferred


• EPA Certification


• CPO Certification


• Constant need to perform standing and walking activities related to inspecting and repairing the property. Frequently lift and/or move up to 75 lbs.
