Job summary

Southwood Realty in Mooresville, NC is seeking a Maintenance Supervisor to oversee property buildings and grounds. You will train service, housekeeping and grounds staff and supervise all in-house and vendor work to keep the properties running smoothly.

You will ensure OSHA safety standards, perform preventative maintenance, manage replacement logs and MSDS sheets, and respond 24/7 to service requests while guiding the team to deliver reliable, well-maintained communities for residents.

Qualifications

• High school diploma or equivalent preferred.
• EPA Certification required.
• CPO Certification preferred.
• Must be able to stand, walk, and lift up to 75 lbs on a regular basis.

Responsibilities

• Train service, housekeeping/custodial or grounds personnel.
• Schedule and supervise all in-house and/or vendor work.
• Ensure OSHA standards and company safety policies are followed at all times.
• Respond to service requests within 24 hours.
• Schedule and perform preventative maintenance.
• Maintain a replacement log for carpet, vinyl, appliances, condensing units, etc.
• Maintain MSDS sheets.
• Handle lock outs due to evictions.
• Maintain all autos, golf carts, tractors, and equipment.
• Analyze and resolve work problems.

Job Summary

Maintain efficient operation and upkeep of the property buildings and grounds in a supervisory role.

Summary of Duties and Responsibilities

• Responsible for the subsequent training of all service, housekeeping/custodial or grounds personnel
• Schedules and supervises all in-house and/or vendor work
• Insures OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
• 24-hour response time to service requests
• Responsible for scheduling and performing preventative maintenance
• Responsible for maintaining a replacement log that tracks the replacement of carpet, vinyl, appliances, condensing units, etc.
• Responsible for maintaining MSDS sheets
• Responsible for handling all lock outs as a result of evictions
• Maintains all autos, golf carts, tractors, and all other machinery owned by the property
• Analyzes and resolves work problems or assists workers in solving work problems

Qualifications

• High school diploma or equivalent preferred
• EPA Certification
• CPO Certification
• Constant need to perform standing and walking activities related to inspecting and repairing the property. Frequently lift and/or move up to 75 lbs.
• Certified Apartment Maintenance Technician (CAMT) preferred
