Job summary

Southwood Realty is seeking a Maintenance Supervisor to oversee the upkeep of its property buildings and grounds in Huntersville, NC. The role involves training staff, coordinating all in-house and vendor work, and ensuring safety policies are followed.

The position requires scheduling preventative maintenance, maintaining safety logs and MSDS sheets, and responding promptly to service requests. Familiarity with CAMT or related certifications is preferred.

Qualifications

• Supervisory role experience is required.
• OSHA safety policy knowledge is preferred.
• EPA and CPO certifications are beneficial for the role.
• CAMT certification is preferred but not required.

Responsibilities

• Train service, housekeeping, or grounds personnel.
• Schedule and supervise all in-house or vendor work.
• Ensure OSHA standards and company safety policies are followed.
• Respond to service requests within 24 hours.
• Schedule and perform preventative maintenance.
• Maintain a replacement log for carpets, appliances, etc.
• Maintain MSDS sheets and safety records.
• Handle lockouts due to evictions as needed.
• Maintain all vehicles and equipment owned by the property.
• Analyze and resolve work problems with staff.

Job Summary: Maintain efficient operation and upkeep of the property buildings and grounds in a supervisory role.

Summary of Duties and Responsibilities:

• Responsible for the subsequent training of all service, housekeeping/custodial or grounds personnel
• Schedules and supervises all in-house and/or vendor work
• Insures OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
• 24-hour response time to service requests
• Responsible for scheduling and performing preventative maintenance
• Responsible for maintaining a replacement log that tracks the replacement of carpet, vinyl, appliances, condensing units, etc.
• Responsible for maintaining MSDS sheets
• Responsible for handling all lock outs as a result of evictions
• Maintains all autos, golf carts, tractors, and all other machinery owned by the property
• Analyzes and resolves work problems or assists workers in solving work problems

Qualifications:

• High school diploma or equivalent preferred
• EPA Certification
• CPO Certification
• Constant need to perform standing and walking activities related to inspecting and repairing the property. Frequently lift and/or move up to 75 lbs.
• Certified Apartment Maintenance Technician (CAMT) preferred
