Under the direction of the Community Manager, the Maintenance Supervisor is responsible for all physical aspects of the apartment community, including maintenance, repairs, curb appeal, resident requests, and safety adherence.

Essential Functions

1. Oversee all maintenance of the community, schedule and perform preventative maintenance, inspections, and janitorial services.
2. Maintain accurate records for reporting and record keeping per NRP policy.
3. Conduct daily property walks to monitor curb appeal and safety issues.
4. Coordinate apartment turnovers, including resident move-outs and renovations.
5. Manage expenses, monitor operating costs, and suggest cost-saving strategies.
6. Manage inventory and procurement of maintenance materials.
7. Advise Community Manager on capital improvements and maintenance needs for budgeting.
8. Coordinate contracted services, evaluate bids, and track invoices.
9. Complete service requests and apartment turnovers as per policy.
10. Supervise use of property equipment and tools.
11. Report safety or liability concerns and recommend preventative measures.
12. Conduct and document monthly safety meetings.

Customer Service

1. Respond promptly to service requests, ensuring high-quality customer service.
2. Maintain courteous and professional interactions with residents and staff.
3. Audit key tracking systems regularly.
4. Participate in emergency after-hours requests and ensure 24/7 staff coverage.

Other Responsibilities

1. Assist at other properties as needed.
2. Support recruitment and training of team members.
3. Hold team meetings, manage schedules, and provide performance feedback.
4. Make recommendations regarding compensation, promotions, and terminations.
