Maintenance Supervisor
Under the direction of the Property Manager, the Maintenance Supervisor is responsible for all physical aspects of the community, coordinating and performing maintenance and repair services, ensuring curb appeal and quality of apartment homes, responding to customer service requests, and adhering to safety policies.
Essential Functions:
- Direct and oversee all maintenance aspects of the community
- Schedule and perform preventative maintenance, inspections, lighting audits, and janitorial services
- Maintain accurate records for reporting and record keeping
- Walk the property daily to uphold curb appeal and monitor safety issues
- Schedule and coordinate apartment turns, including move-outs and renovations
- Manage expenses, monitor operating costs, and recommend cost-saving strategies
- Manage inventory and procurement of maintenance materials
- Communicate with the Property Manager about capital improvements and maintenance needs
- Coordinate contracted services, solicit bids, assess work, and track invoices
- Complete service requests and apartment turnovers in line with policies
- Supervise use of property equipment and tools
- Report safety or liability concerns and preventative maintenance needs
- Conduct monthly safety meetings and training
- Perform other duties as required
Customer Service
- Complete service requests promptly and professionally
- Ensure excellent customer service with courteous attitude
- Audit key tracking system regularly
- Participate in emergency after-hours requests and ensure 24/7 staff coverage
- Support other properties as needed
Personal Development
- Assist Property Manager with hiring
- Train, coach, and mentor team members
- Hold weekly team meetings and manage by goals
- Create work and on-call schedules
- Provide ongoing feedback and conduct performance reviews
- Make recommendations for compensation, promotions, or terminations
Qualifications:
- Previous maintenance or related experience
- EPA Universal Certification
- Familiarity with maintenance tools and equipment
- Ability to handle physical workload
- Attention to detail and deadline-oriented
Requirements:
- Minimum of 2 years of multifamily maintenance experience, including plumbing and electrical
- EPA certification
- Pass criminal background and drug screening
- Valid Driver's License
- Weekend and on-call emergency maintenance rotation may be required
