Job summary

Steadfast is seeking a Maintenance Supervisor for a full-time on-site role in San Antonio, TX. The successful candidate will oversee maintenance operations, ensure OSHA compliance, manage budgets, and coordinate with vendors and staff to maintain a safe, well-functioning community.

Responsibilities include inspecting the property, maintaining records, overseeing preventive maintenance, and handling emergencies in line with company policies.

Qualifications

• Minimum three years on-site experience as a Maintenance Supervisor managing subordinates.
• Able to manage finances and work within a budget.
• Knowledge of OSHA guidelines and safety regulations.
• Experience in carpentry, plumbing and electrical work preferred.
• Ability to lift up to 90 pounds and operate machinery safely.

Responsibilities

• Ensure OSHA compliance across the property and with related guidelines.
• Inspect the property regularly and report hazards and needed repairs.
• Maintain community maintenance files and records.
• Follow preventive maintenance program on schedule.
• Monitor purchases of supplies within budget.
• Supervise maintenance and coordinate with vendors under Vendor Management System.
• Prepare budgets for maintenance, utilities, and capital expenditures with regional support.
• Report property issues and liabilities with recommendations.
• Handle emergencies per Steadfast policies.
• Evaluate staff performance and recommend salary increases or promotions.
• Train and supervise on-site staff per OSHA standards.
• Ensure compliance with housing and disability accommodation laws.
• Assist with special projects as needed.

Maintenance Supervisor

Full Time San Antonio, TX, US

$30.00 To $32.00 Hourly

Reports to:Property Manager

Important Relationships:The Maintenance Supervisor works to establish and maintain positive, productive relationships with industry professionals, suppliers, vendors, outside contractors servicing the community, and site employees, ensuring consistent application of Community Policies.

KeyDutiesandResponsibilities:

• Be familiar and remain up to date with all OSHA and related agency guidelines to ensure 100% compliance with all regulations.
• Inspect the property on a regular basis and report all safety hazards, property damage, and needed repairs to management staff. Follow up on repairs to verify completion and compliance with OSHA, property insurance companies, government agencies, and company safety policies and risk management procedures.
• Maintain the community maintenance files and records.
• Ensure that thepreventativemaintenance program is followedregularly.
• Monitorpurchasesofroutinesuppliesandmaterials,ensuringexpensesarewithinallocatedbudget amounts.
• Direct and supervise all maintenance procedures to ensure that all job assignments orworkordersarecarriedoutinaccordancewithestablishedcompanypoliciesandprocedures.
• Oversee all work or services performed by outside vendors and contractors and ensure they follow the Steadfast Vendor Management System.
• Prepare maintenance, utility, and Capital Expenditures budgets with assistance of theRegionalManager.
• Report all property issues and potential liabilities along with recommendations forsolvingsuchissues tomanagement.
• Handle any emergency that may arise on the community following Steadfast policies andprocedures.
• Determine strengths and weakness of individual employees and work on goal setting to improve the performance of each person according to his or her capabilities andpersonalgoals.
• Perform employee evaluations and make recommendations to Property Manager forsalaryincreases and/or promotions.
• Responsible for training, supervising, and developing on-site personal in accordance withallOSHA standards and company policies andprocedures.
• Be familiar with all relevant laws and agency regulations, including but not limited tothose regarding fair housing, disability accommodations, landlord-tenant relationships, astheyapplytothevarious procedural situations onthe community.
• Assistwithspecialprojectsandotherassignmentsasneeded.

• Must have the ability to stand and/or walk for long periods of time and climb stairs and ladders as necessary.
• Must have the ability to squat, bend and reach above shoulders.
• Ability to solve problems involving residents, personnel, finances, equipment failure, and emergency situations while remaining calm, rational, and professional.
• Ability and willingness to substitute for any position when needed, from Maintenance Technician to janitor.
