Job summary

LDG Development is seeking a Maintenance Team Leader in San Antonio, TX. The role supports property maintenance, repairs, and resident satisfaction across a multifamily community.

Responsibilities include preventive maintenance, on-call emergencies, and coordinating with the Community Manager to ensure high standards of curb appeal and safety. You should have HVAC certification and 3–5 years of relevant experience.

Qualifications

  • HVAC certification (EPA Type I or II) required.
  • 3–5 years of relevant industry experience; property management a plus.
  • Excellent customer service and attention to detail.
  • Pool service/maintenance knowledge required.
  • Basic plumbing/electrical/HVAC/appliance repair knowledge.
  • HS diploma or GED preferred.
  • Must lift 75 lbs and stand 8–12 hours.
  • Weekend work and on-call availability essential.
  • Valid driver’s license.

Responsibilities

  • Maintain curb appeal and grounds cleanliness.
  • Perform routine maintenance and repairs in apartments and common areas (electrical, plumbing, HVAC, carpentry, appliances).
  • Deliver excellent customer service and teamwork.
  • Keep clubhouse and common areas safe, tidy, and sanitary.
  • Address trash, debris, and landscaping needs.
  • Prepare apartments for new residents and report issues to supervisor.
  • Assist with turnovers and respond to emergencies per policy.
  • Attend in-service trainings and follow all procedures.

Maintenance Team Leader

Salary Range: $31.00 To $33.00 Hourly

POSITION: Maintenance Team Leader (Full-Time, Non-Exempt)

REPORTS TO: Community Manager

COMPENSATION: Hourly Rate, plus Benefits and Bonus eligibility LOCATION: South to Southeast San Antonio

SUMMARY

The Maintenance Team Leader is primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently.

RESPONSIBILITIES (Including but not limited to)
  • Ensure that the property maintains exceptional curb appeal by keeping the community grounds and buildings clean and properly maintained.
  • Perform routine maintenance and repairs in apartments and common areas,
  • including electrical, plumbing, HVAC, carpentry, and appliance repair.
  • Consistently and genuinely demonstrate exemplary principles of customer service and teamwork.
  • Maintain a safe , tidy, and sanitary clubhouse , office , model , hallways, and all other common areas.
  • Ensure that the property is free of trash, debris, and animal waste.
  • Ensure that the grass and landscaping are well-maintained, including the watering of flowers.
  • Ensuring the best possible appearance of each apartment prior to new residents moving in.
  • Advise supervisor of items needing additional attention in the apartment, i.e., ripped carpet, torn linoleum, window or door repair, etc.
  • Assist with apartment turnovers as directed.
  • Communicate with the Community Manager regarding any problems with maintenance or curb appeal that require further attention.
  • Respond appropriately to emergencies, according to policies and procedures.
  • Participate in and attend all required in-service training sessions.
  • Ensure understanding and compliance with all policies and procedures.
  • Contribute to resident satisfaction by ensuring that customers’ expectations are met or exceeded.
  • Provide emergency maintenance coverage as part of an on-call rotation (if applicable).
QUALIFICATIONS
  • HVAC certification (EPA Type I or II)
  • 3-5 years of relevant industry experience; property management experience is a plus.
  • Must have excellent customer service skills, strong attention to detail, and basic maintenance skills.
  • Working knowledge of pool service/maintenance is required.
  • Basic knowledge of plumbing, electrical, HVAC, and appliance repair.
  • High school diploma or GED equivalent preferred.
  • Must be able to lift a minimum of 75 lbs. and work 8-12 hour standing shifts.
  • Must be able to work weekends and be available for on-call emergencies.
  • Ability to embody the Solidago Culture every day.
  • Valid Driver’s License

WORK CONDITIONS

You are required to work both inside and outside of the office and in all areas of the residential property, including amenities, and have frequent exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous.

PHYSICAL DEMANDS:

To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the property—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind.

Team members must be capable of lifting or moving items up to 20 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, property support, or other job-related needs.
