Job summary

Riverstone Communities is seeking a Maintenance Supervisor in Rochester, MN to lead a team of Maintenance Technicians and complete hands-on work across the property. You will manage budgets, maintain strong vendor relationships, perform plumbing/electrical/carpentry tasks, and uphold Riverstone's safety standards while delivering high-quality maintenance services for Oak Terrace and Parkside communities.

Qualifications

• 3+ years of experience in residential or commercial property maintenance OR in a technical field such as plumbing, electrical, HVAC
• 3+ years of experience in groundskeeping and/or landscaping
• 3+ years of experience in some of the following: carpentry, painting (indoor/outdoor), flooring, drywalling, installing windows and doors, roofing, or framing
• Proven experience leading a team of 2+ team members or managing multiple vendor agreements/relationships
• Ability to be very active - walking, bending, standing, and lifting up to 50 pounds
• Willing to work outside in all weather conditions
• Willingness to use technology/learn technology in a basic capacity
• Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver’s license

Responsibilities

• Lead team of Maintenance Technicians while completing hands on maintenance work
• Manage to an established budget without sacrificing quality of work
• Establish and maintain relationships with vendors
• Plumbing work such as repairing or replacing faucets and toilets, operating a sewer cleanout auger, diagnosing and repairing a simple water leak
• Electrical work such as light fixtures, GFCI’s, understanding lightbulb wattage, replacing breakers and fuses, replacing outlets and light switches
• Carpentry work such as building stairs and ramps, framing doors and windows, installing landscaping timbers
• Additional residential repairs including replacing/installing floors, installing siding and skirting, installing/replacing doors and windows, drywalling and painting
• Oversee the curb appeal of the community and make sure it is up to Riverstone Communities’ standards... groundskeeping including lawn mowing, planting flowers, weeding/weed eating etc
• Complete clean outs of homes
• Read water meters for each home
• Finish work orders in an efficient and timely manner
• Take training classes online/virtually via a computer or tablet
• Complete day to day duties with minimal supervision
• Adhere to all safety laws and regulations
• Conduct regular inventory checks on equipment and supplies

We are currently seeking a qualified Maintenance Supervisor to work for two of our communities Oak Terrace and Parkside Mobile Home Parks located at 1618 Marion Rd SE Rochester, MN 55904.

Maintenance Supervisor Job Duties:

• Lead team of Maintenance Technicians while completing hands on maintenance work

**Specific maintenance knowledge/skills will be tested for accuracy. This is a hands on, working supervisor position.

Maintenance Supervisor Requirements:

• 3+ years of experience in groundskeeping and/or landscaping
• 3+ years of experience in some of the following: carpentry, painting (indoor/outdoor), flooring, drywalling, installing windows and doors, roofing, or framing
• Successfully managed maintenance budget and was focused to saving dollars without sacrificing company standards or quality of work
• Ability to be very active - walking, bending, standing, and lifting up to 50 pounds
• Willing to work outside in all weather conditions
• Willingness to use technology/learn technology in a basic capacity
• Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver’s license
