What You’ll Do:

As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure that exceptional service is being delivered to all residents through quality maintenance practices. You’ll also serve as a leader in our organization, working alongside the Property Manager, in championing the Coastal culture and ensuring maintenance associates have the tools, resources, and direction to be engaged and successful. You will spend approximately 75% of your time in the field performing maintenance-related tasks. This is a full-time position reporting to the Property Manager. This role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

Your Responsibilities:

• Oversee and lead the maintenance team, including training, motivation, and development to achieve daily tasks and larger goals.
• Prioritize, assign, and monitor work orders, ensuring quality control and timely completion.
• Supervise or perform high-level work orders in HVAC, electrical, plumbing, carpentry, and legal-sensitive tasks.
• Obtain vendor proposals, negotiate pricing, and oversee vendor work.
• Manage unit turnovers and make-readies for new residents.
• Implement and manage preventative maintenance to maintain the property's curb appeal and integrity.
• Assist in developing and managing the maintenance budget, inventory, and cost control.
• Coordinate construction and rehabilitation projects, including planning, vendor engagement, inspections, and scheduling.
• Maintain organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties.
• Perform other duties as assigned.

Required Qualifications:

• High school diploma or equivalent; bachelor’s degree preferred.
• At least 2 years’ experience in multi-family or student housing maintenance.
• Previous supervisory experience preferred.
• EPA Certification (Type I and II) required.
• CPO certification required or ability to obtain within 6 months if property has a pool.
• Ability to walk frequently, lift/move up to 50 lbs, and use a ladder.
• Reliable transportation and residence within 30 miles of the property for on-call duties.
