Job description

About the Job:
  1. Meet with property managers to identify workforce needs at each property and communicate them to the Maintenance regional team and recruiter.
  2. Ensure maintenance parts lists are used at each property and inspect maintenance shops to meet Chamberlin + Associates standards.
  3. Review and follow up on 1-star reviews.
  4. Maintain curb appeal and create action plans for improvements.
  5. Ensure the work order process is followed at each property.
  6. Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and preventative maintenance.
  7. Assist with interviewing, screening, and recommending candidates for service, housekeeping/custodial, or grounds personnel in conjunction with the manager.
  8. Assist in training all service, housekeeping/custodial, or grounds personnel.
  9. Maintain cleanliness and organization of work areas, tools, and equipment.
  10. Take initiative to improve processes and maintenance methods.
  11. Maintain MSDS sheets and replacement logs.
  12. Hold the maintenance team accountable for meeting expectations, including attendance.
  13. Schedule and supervise vendor work.
  14. Manage inventory, ordering, and delivery of supplies and equipment for the service, custodial, and grounds departments, under the direction and approval of the community manager.
  15. Ensure compliance with OSHA standards and company safety policies at all times.
  16. Handle lock-outs due to evictions and respond within 24 hours to service requests.
  17. Be available for on-call work as needed.
  18. Report unusual or extraordinary circumstances regarding the property or residents.
  19. Remove snow and ice as necessary.
  20. Ensure necessary tools are available on hand.
Requirements:
  • HVAC and CPO Certifications.
  • Self-motivated with attention to detail.
  • Ability to operate various hand tools, including power tools.
  • Ability to maintain positive relationships with internal and external contacts.
  • Effective communication skills.
  • Property maintenance or maintenance personnel experience.
  • Supervisory experience preferred.

Pay: $24 - $26/hr
