Summary
The Maintenance Supervisor is responsible for the appearance and proper physical operation of the property. They perform maintenance, supervisory, and administrative tasks as required. This is a "working supervisor" position, involving direct participation in maintenance or repair responsibilities.
This is a full-time, hourly position with benefits and paid time-off.
Essential Duties And Responsibilities
- Handle all aspects of maintenance for the community as directed by Property Manager.
- Supervise staff, providing training, motivation, and performance feedback.
- Monitor and direct scheduling of maintenance personnel and vendors, ensuring adherence to policies.
- Track inventory for repairs and maintenance.
- Responsible for the turnover process.
- Troubleshoot and repair mechanical systems, service requests, and report safety hazards.
- Assist with preventative maintenance programs including mechanical, electrical, HVAC, plumbing, fire and safety systems.
- Enforce safety policies and ensure staff has proper PPE.
- Operate within the property budget.
- Perform other duties and special projects as assigned.
- Supervise Maintenance Technician and their responsibilities.
Education and Experience
- High school diploma or equivalent.
- Minimum 4 years industry experience.
- Ability to supervise staff directly.
- Proficiency in plumbing, electrical, painting, drywall, carpentry, locks, appliances, pools & spas, roofs, and safety equipment.
Licenses and Certifications
- HVAC Certification.
- EPA Certification.
Skills and Abilities
- Ability to interpret technical procedures, write reports, and present information effectively.
- Mathematical skills including basic algebra and geometry.
- Problem-solving skills to analyze data and interpret technical instructions.
Physical Requirements
- Ability to exert heavy physical effort, including climbing, lifting up to 100 pounds, and working in adverse environmental conditions.
- Regularly required to talk, hear, stand, walk, and sit.
