Job summary

Dream Live Prosper Communities is seeking a Maintenance Supervisor for the St. Johns Cottages lease-up in Palatka, FL.

You will lead a maintenance team, ensure safety and quality across homes, common areas, and amenities, and coordinate budgets and vendor services during the critical lease-up phase. The role requires HVAC expertise, lease-up experience, strong leadership, and the ability to manage multiple trades, scheduling, and turn timelines.

Responsibilities

• Oversee all aspects of community maintenance during lease-up.

• Lead, hire, train, and schedule maintenance staff and on-call rotation.

Maintenance Supervisor – Lease-Up (St. Johns Cottages)

At St. Johns Cottages, our brand-new lease-up community, you’ll be the driving force behind creating a safe, beautiful, and fully functional environment for our very first residents. As the Maintenance Supervisor, you’ll lead a skilled maintenance team through the unique demands of launching a new property—making sure every home, common area, and amenity is in top shape from day one.

You’ll oversee all aspects of community maintenance, from responding to resident service requests to troubleshooting plumbing, electrical, and HVAC issues. You won’t just manage—you’ll roll up your sleeves to ensure quality, safety, and timeliness. You’ll also coordinate landscaping, vendor services, and preventative maintenance programs to keep the property looking and running its best.

On the administrative side, you’ll handle ordering and managing supplies, tracking budgets, hiring and training team members, and keeping detailed maintenance records. Your leadership will set the tone for a smooth lease-up experience, ensuring every resident feels confident that their home is cared for by a team they can trust.

What We are looking for in a Maintenance Supervisor:

• HVAC Certified
• Lease-Up Experience a Must
• Proven experience as an HVAC Service Manager or a similar role.
• Strong knowledge of HVAC systems, components, and controls.
• Leadership and team management skills with a focus on collaboration.
• Excellent problem-solving and decision-making abilities.
• Familiarity with budgeting and cost control principles.
• Practical communication skills for interactions with team members, vendors, and residents.
• Relevant certifications and licenses in HVAC systems.
• Familiarity with property management operations is a plus.
• Have a valid driver's license, clean driving record, and a reliable vehicle to use for everyday work assignments and on-call rotation
• Possess own basic tools
• Ability to lift 50+ lbs and walk multiple flights of stairs daily.
• Strong customer service skills and a can-do attitude.

What you will do as a Maintenance Supervisor:

• Wow-ing residents with impeccable service
• Craft cost-saving initiatives and manage budgets effectively.
• Swiftly respond to resident requests within 24 hours.
• Guide the maintenance team's hours, focus, and on-call schedule.
• Lead by example, providing mentorship and coaching.
• Ready vacant apartments for move-ins, ensuring top-notch repairs and replacements.
• Multi-skilled: from painting and electrical work to HVAC and pool maintenance.
• Keep grounds pristine, promptly address emergencies, and identify property hazards.
• Nurture relationships with service providers, overseeing vendors and supplies.
• Maintain a well-stocked maintenance shop without unnecessary spending.
• Uphold loss prevention initiatives and manage OpEx maintenance budget.
• Streamline purchasing through Appfolio, ensuring cost-effective acquisitions.
• Lead from the front, performing technician and groundskeeper duties.
• Efficiently schedule vacancies for 5-day turns.
• Assign service requests to qualified personnel for a 24-hour turnaround.
• Schedule all vacancies for 5-day turns
• Manage security deposit dispositions and attend required meetings.
