Job summary

Artcraft Management is seeking a Maintenance Lead Technician in Orlando, FL. The role is hands-on, leading a maintenance team, handling HVAC, plumbing, electrical, and general repairs to keep the community running smoothly.

You will oversee day-to-day operations, complete service requests, coordinate turns, perform preventive maintenance, mentor staff, and participate in on-call rotations. Requires 3+ years in maintenance, leadership experience, and a valid Virginia driver's license; EPA

Qualifications

• 3+ years of apartment or building maintenance experience.
• Leadership or supervisory experience preferred.
• Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs.
• EPA certification preferred.
• Valid Virginia driver's license.

Responsibilities

• Lead the day-to-day maintenance operations for the community.
• Complete service requests and ensure excellent resident service.
• Coordinate apartment turns to prepare homes for new residents.
• Perform preventive maintenance to keep the property operating efficiently.
• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, carpentry, and other building systems.

• Maintain inventory and work with vendors when needed.
• Help maintain beautiful grounds and common areas.
• Participate in an on-call rotation for emergency maintenance.

Qualifications:

High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience.

Certificates, licenses and registrations required: Possession of valid Virginia Driver’s License and proof of insurance. Running maintenance errands is an essential function of this position.

Computer skills required: Microsoft Office Suite;Payroll Systems; Project Management Software

Other skills required:

• Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience.
• Must possess a basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance.
• Must be able to work well with others (other employees, residents, and vendors).
• This is a position with profit/loss responsibility.
• Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing, and management.
• Position requires a high degree of energy and human relations skills.
• This is a combination work/supervisor’s position.
• Must be an excellent communicator and motivator. Requires personal contact, proper conduct, and a high level of competence and efficiency.
• This position involves overtime, holiday and weekend work, ownership of hand tools, and handling on-call emergencies, The capacity to perform sustained manual labor, work in inclement weather and climbing ladders and working on roofs is also required.
