Job summary

Artcraft Management is seeking an experienced Maintenance Lead Technician who leads the daily maintenance operations, mentors a team, and ensures exceptional service to residents. The role requires strong HVAC and trade skills, plus the ability to manage turns, preventive maintenance, and vendor relations.

Ideal candidates have 3+ years in maintenance, a Virginia driver’s license, and strong communication. The position offers a competitive hourly rate with benefits and opportunities for growth.

Qualifications

  • 3+ years of apartment or building maintenance experience.
  • Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs.
  • Excellent customer service and communication skills.
  • Ability to lift up to 50 pounds and work indoors/outdoors.
  • EPA certification preferred.

Responsibilities

  • Lead the day-to-day maintenance operations for the community.
  • Complete service requests and ensure resident service.
  • Coordinate apartment turns for new residents.
  • Perform preventive maintenance to keep the property efficient.
  • Troubleshoot and repair HVAC, plumbing, electrical, appliances, and carpentry.
  • Supervise and mentor the maintenance team.
  • Maintain inventory and work with vendors when needed.
  • Help maintain grounds and common areas.
  • Participate in an on-call rotation for emergencies.

Running maintenance errands is an essential function of this position.Computer skills required: Microsoft Office Suite; Payroll Systems; Project Management SoftwareOther skills required:Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience.Must possess a basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance.Must be able to work well with others (other employees, residents, and vendors).This is a position with profit/loss responsibility.Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing, and management.Position requires a high degree of energy and human relations skills.This is a combination work/supervisor’s position.Must be an excellent communicator and motivator. Requires personal contact, proper conduct, and a high level of competence and efficiency.This position involves overtime, holiday and weekend work, ownership of hand tools, and handling on-call emergencies, The capacity to perform sustained manual labor, work in inclement weather and climbing ladders and working on roofs is also required.
