Job Description

Job Title: Maintenance Supervisor

FLSA Classification: Nonexempt (Hourly)

Salary Range: $30.0 - $38.00 per hour

Reports to: Chief Engineer

Job Description

Summary/objective: Maintenance Supervisor oversees and coordinates the maintenance workers who maintain and repair electrical, plumbing, ventilation, and other building systems. In addition to supervising maintenance workers, they will actively participate in maintaining building/building systems and implementing and/or upholding all safety practices.

  • Greet each guest, enthusiastically and with a smile to create a friendly positive experience.
  • Inventory and maintain company property.
  • Performs or facilitates minor and major repair of all buildings and equipment.
  • Performs and documents preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc; repairs or replaces broken parts.
  • Cleans and inspects boilers, treats water
  • Calibrates and repairs pneumatic systems.
  • Maintain all building systems i.e., pumps, septic, fire and solar.
  • Complete daily, weekly, and monthly checklists on building equipment maintenance procedures and maintain records of scheduled procedures.
  • May operate a computer which controls and monitors mechanical equipment, temperatures, and utility systems.
  • May install computer cable.
  • Responds to emergency maintenance requests as required.
  • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structure.
  • Performs outside custodial duties such as snow removal as required.
  • May obtain estimates for supplies, repair parts; order parts as needed.
  • Maintain inventory of stock and organization of stock according to par levels
  • Keep work areas safe and organize.
  • Reduce the use of subcontractors when appropriate, particularly in overtime situations without affecting guest experience.
  • Perform all other duties as assigned by management.
  • Fully aware of and comply with Resort policies and procedures as identified in the procedure manual and handbook.
  • Adhere to all Health and Safety policies and procedures.

Work environment

  • Working conditions are based in a hospitality setting
  • Associates may be exposed to weather conditions prevalent at the time.
  • Noise level in work environment is usually moderate to occasionally loud.
  • Exposed to moving mechanical parts
  • Exposed to high, precarious places; fumes or airborne particles.
  • Exposure to toxic or caustic chemicals.

Physical demands

  • While performing the duties of this job, the employee is occasionally required to stand; walk; sit; use hands to push, pull, handle, or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl; talk or hear; taste or smell. The associate must occasionally lift and/or move up to 75 pounds. Specific vision abilities required by the job include close vision, distance vision, and the ability to adjust focus.
  • Language Skills: Working knowledge of the English language is mandatory as well as the ability to speak, read and write clearly.

Supervisory Responsibilities

  • Assist Chief Engineer with implementing programs and procedures required to ensure company cleanliness.
  • Assists with planning and implementing improvements and expansions.
  • Assists Chief Engineer with coordinating daily, weekly, monthly, yearly schedules.
  • Establishes job priorities and time frames for Maintenance Staff
  • Reviews and Maintain work order system to ensure productivity goals are met
  • Institute training to ensure individuals have all the requisite skills.
  • Develop and implement maintenance procedures and maintain personnel records.
  • Supervisors evaluate each worker's performance to ensure quality operations.
  • Investigate accidents and prepare relevant reports.

Competencies

  • Ability to add, subtract, multiply, and divide in all units of measure.
  • A general knowledge and proficiency in repair techniques and use of required tools
  • Valid Connecticut Driver’s License
  • Ability to prioritize multiple tasks.
  • Ability to exercise sound judgment and work independently.
  • Ability to establish and maintain effective working relationships with others.
  • Ability to use cleaning materials and equipment with skill and efficiency.
  • Ability to follow oral and written directions and specific rules, regulations and processes and apply them to a variety of situations.
  • Knowledge of safe work practices.

Required Education And Experience

  • Technical High School Degree required or;
  • Technical training in a field related to building maintenance through a recognized trade union, technical school or equivalent.
  • Three years of responsible experience in building and mechanical equipment maintenance and repair.

Preferred Education And Experience

  • Supervisory Experience preferred, but not required
  • Hotel maintenance and repairs experience

Additional Eligibility Requirements

  • Maintains all current licenses and certifications
  • Be familiar with all Hotel services/features and local attractions/activities to respond to guest inquiries accurately.
  • Maintains high standards for work area and appearance and presents self in highly professional manner to staff and guest.
  • Available days, evenings, weekends, holidays and extended hours as business dictates.
