Job Title: Maintenance Supervisor

The Maintenance Supervisor performs skilled trades work, overseeing crews engaged in maintenance, construction, installation, and repair of buildings, HVAC, plumbing, and electrical systems. The role involves maintaining records, preparing reports, and other related tasks as assigned. Work is performed under limited supervision of the Property Manager, with continuous supervision over Maintenance Mechanics.

Typical Tasks (Examples Only):

1. Supervise and coordinate personnel in renovating, repairing, and maintaining Authority buildings and grounds; review work to ensure timely completion.
2. Plan and perform maintenance activities by reviewing workload, schedules, personnel assignments, and ongoing projects.
3. Generate and close work orders for repairs, ensuring adherence to procedures.
4. Oversee contractors, inspect job sites, ensure quality standards, and approve payments.
5. Order supplies, materials, equipment, and maintain inventory.
6. Supervise groundskeeping activities, including trash pickup, trimming, and fencing repairs.
7. Participate in electrical, plumbing, carpentry, and other trades maintenance activities.
8. Train crew members in maintenance techniques and safety procedures.
9. Maintain records of work performed, including labor, materials, and supplies; review records for accuracy and policy compliance.
10. Assist with staff recruitment, assign and inspect work, and evaluate performance.
11. Diagnose problems and provide technical guidance for safe, cost-effective maintenance of housing, grounds, and equipment.
12. Conduct inspections and recommend or perform unit renovations as needed.
