The Maintenance Technician is responsible for maintaining the day-to-day operations and the physical asset of the property under the supervision of the Maintenance Supervisor and Property Manager. This includes troubleshooting and resolving mechanical issues to ensure smooth operation, safety compliance, and timely fulfillment of service requests and repairs. The role also involves assisting with supply purchases and bids under management supervision. High levels of customer service, as well as maintaining cleanliness and marketability of the community to renew and secure new leases, are critical to this position.

Requires constant activity including standing, bending, crouching, pushing/pulling, lifting/moving up to 50 pounds, climbing ladders/stairs, and working on rooftops. Manual dexterity for operating tools and equipment is necessary. Good hearing, vision, and depth perception are required for safe operation and repairs. Safety equipment must be worn as needed.
Ability to read and write in English, follow instructions, and exercise independent judgment. Regular interaction with various stakeholders requires excellent interpersonal skills.
Exposure to outdoor elements, chemicals, electrical hazards, noise, and physical risks. Proper safety measures and equipment are essential.
Diagnose and repair appliances, HVAC, plumbing, carpentry, electrical, pool systems, pest control, roofing, painting, irrigation, landscaping, fountain maintenance, foundation/sidewalk repairs, snow removal, and small engine maintenance.
