Property Manager

The Maintenance Technician is responsible for maintaining the day-to-day operations and the physical asset of the property under the supervision of the Maintenance Supervisor and Property Manager. This includes troubleshooting and resolving mechanical issues to ensure smooth operation, safety compliance, and timely fulfillment of service requests and repairs. The role also involves assisting with supply purchases and bids under management supervision. High levels of customer service, as well as maintaining cleanliness and marketability of the community to renew and secure new leases, are critical to this position.

Responsibilities
  1. Attend and participate in technical training programs to maintain personal skill level.
  2. Organize, prioritize, and ensure service requests and repairs are completed correctly and promptly.
  3. Inspect grounds, buildings, and community features daily to minimize liability and ensure excellent curb appeal.
  4. Assist with turnkey operations if needed.
  5. Assist the Maintenance Supervisor in monitoring inventory of parts and supplies.
  6. Adhere to Standard Operating Procedures.
  7. Help motivate staff and ensure effective team functioning.
  8. Maintain excellent customer service relationships with co-workers, vendors, and residents.
  9. Communicate effectively with all stakeholders.
  10. Assist in maintaining an effective preventive maintenance program.
  11. Assist in adhering to budget guidelines.
  12. Ensure the physical condition of the community meets company standards for safety and operation.
  13. Work with the service team to ensure community curb appeal.
  14. Assist in maintaining hazard communication programs, including safety training and MSDS documentation.
  15. Ensure compliance with safety policies and procedures.
  16. Perform other tasks as assigned by the supervisor.
Requirements
Education
  • High School diploma or equivalent.
  • Fluent in reading and writing English.
  • Intermediate mathematical skills.
Professional Experience
  • Minimum of one to two years experience in community maintenance, building maintenance, or related trades. Renovation experience may be required for older communities.
Attendance/Travel
  • Ability to work any day of the week, 52 weeks a year, including overtime when necessary.
  • On-call availability, residing within a minimum distance for prompt response.
  • Willingness to travel for training or to other properties as needed.
Physical Demands

Requires constant activity including standing, bending, crouching, pushing/pulling, lifting/moving up to 50 pounds, climbing ladders/stairs, and working on rooftops. Manual dexterity for operating tools and equipment is necessary. Good hearing, vision, and depth perception are required for safe operation and repairs. Safety equipment must be worn as needed.

Mental Demands

Ability to read and write in English, follow instructions, and exercise independent judgment. Regular interaction with various stakeholders requires excellent interpersonal skills.

Environmental Conditions

Exposure to outdoor elements, chemicals, electrical hazards, noise, and physical risks. Proper safety measures and equipment are essential.

Licenses/Equipment
  • Valid driver’s license and insurance.
  • EPA Type I and II certifications.
  • Possibly pest control license.
  • Own basic hand tools and use of maintenance equipment.

Technical Skills

Diagnose and repair appliances, HVAC, plumbing, carpentry, electrical, pool systems, pest control, roofing, painting, irrigation, landscaping, fountain maintenance, foundation/sidewalk repairs, snow removal, and small engine maintenance.

Computer Skills
  • Basic computer and internet knowledge.
  • Proficiency in Outlook and relevant software.
