Atrium Management Company is seeking a hands-on Maintenance Supervisor for the Preakness Apartments in Antioch, TN. You will lead a small maintenance team, handle service requests, and ensure high-quality repairs.

This 260-unit community operates with occupancy above 95% and requires a jack‑of‑all‑trades approach, scheduling tasks, training technicians, and maintaining safety and compliance.

The role is full-time, on-site, with an hourly wage of $29–$37.50, and rotating on-call duties.

Responsibilities

• Ensure the completion of service requests, including assisting techs and completing requests directly, as applicable (hands-on)
• Supervise, train, develop and lead a maintenance team
• Inspect community continuously, recording and correcting deficiencies
• Ensure keys are kept properly
• Schedule and prioritize maintenance tasks
• Perform routine maintenance and repairs on equipment and facilities
• Coordinate with Property Manager to avoid disruption to operations
• Ensure compliance with Fair Housing and Miya's Law
• Maintain accurate records of maintenance work
• Ensure safety compliance in all maintenance work
• Perform HVAC troubleshooting, plumbing, electrical, carpentry, drywall repairs daily
• Complete resident service requests within 24 hours
• Handle multiple maintenance duties as needed

About the Job:

An Atrium Maintenance Supervisor is responsible for overseeing the maintenance and repair of all equipment and facilities at their community. This includes being a hands‑on leader, working on maintenance requests while also training and managing a maintenance team, scheduling and prioritizing maintenance tasks, and ensuring that all work is completed in a timely and budget-conscious manner.

The new Maintenance Supervisor would join the current maintenance team of 2 technicians and another Maintenance Supervisor, and would report directly to the Property Manager. This is a stable, 260-unit conventional apartment community with occupancy +95%, and we're looking for that jack‑of-all-trades maintenance professional to join the team and help take this community from good to GREAT!

Location: Preakness Apartments, 630 Bell Rd. Antioch, TN 37013 (map)

Salary: $29 - $37.50 per hour (actual rate will be based on experience). Eligible for bonuses.

Schedule: Full Time. Standard schedule expected is Monday thru Friday, 8:00am - 5:00pm, with rotating on-call schedule (some evenings/weekends required)
