Atrium Management Company is seeking a Senior Maintenance Technician for our Seminole County multifamily communities. This is a hands-on role focused on maintenance, team collaboration, and high-quality service.

You will handle service requests, on-call shifts, and daily tasks such as HVAC, plumbing, minor electrical, carpentry, and drywall repairs, ensuring timely responses and quality outcomes.

Qualifications

• HVAC certification (EPA Universal) required; REAC inspection experience preferred.
• At least 2 years as a maintenance technician; 4+ years preferred.
• Reliable transportation; rotating on-call availability (evenings/weekends).
• Basic computer skills, including email and Microsoft products.

Responsibilities

• Complete all service requests and improvements.
• Inspect community, record and fix deficiencies.
• Order supplies within budget; coordinate with vendors.
• Perform HVAC, plumbing, electrical, carpentry, drywall repairs.
• Maintain keys and assist with make-readies and renovations.
• On-call duties; responds to requests within 24 hours.

About the Role

We are seeking an exceptional Senior Maintenance Technician who will take pride in their community and focus on completing service requests, emergency calls, move-in needs, and property task(s) that may be needed daily, weekly, or monthly. This is a "hands-on" role focused on maintenance, teamwork, and high-quality service.

The Senior Maintenance Technician reports to the Property Manager and must be available for on-call rotation. The Senior Maintenance Technician, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.

Main Responsibilities

• Ensure the completion of all service requests
• Inspect community continuously, recording and correcting deficiencies
• Order necessary supplies and parts within budgetary guidelines
• Perform all general and routine maintenance in the community
• Ensure that all keys are kept properly
• Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
• Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
• Service requests made by residents should be completed within 24 hours
• Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
• Replace breezeway light bulbs as needed
• Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
• Order supplies; communicate and coordinate with vendors
• Assist in creating the maintenance budgets
• Handle escalated issues at assigned property and other properties within Atrium's portfolio
• Assist with community renovations, when applicable
• Assist in the distribution of flyers and other materials
• Assist leasing and management team with resident events and onsite projects
• Assist in picking up litter & maintain small amount of grounds
• Perform preventative maintenance

Requirements

• At least 2 years of experience as a maintenance technician (4+ years preferred)
