Job summary

Atrium Management Company is seeking a motivated Maintenance Technician to join our Tampa maintenance team. This hands-on role involves completing service requests, handling on-call emergencies, and performing daily property maintenance across our boutique communities.

The schedule runs Monday–Friday, with some evenings and weekends on rotation. The position pays $25–$28 per hour, full-time (40 hours/week), with bonuses eligible based on experience.

Qualifications

• HVAC certification is required (EPA Universal) and related training is preferred.
• At least 2 years of experience as a maintenance technician.
• Must be reliable, professional and able to handle after-hours emergency on-call responsibilities.
• Basic computer skills, including email and Microsoft products.
• Reliable transportation and valid Driver License.
• Authorized to work in the United States and not require sponsorship.

Responsibilities

• Ensure completion of all service requests.
• Inspect community and document deficiencies.
• Order supplies and parts within budget guidelines.
• Perform general and routine maintenance across the community.
• Maintain keys in secure, proper condition.
• Replace filters and clean vents in apartments.
• Troubleshoot HVAC, plumbing, minor electrical, carpentry and drywall repairs.
• Complete resident service requests within 24 hours.

Job Description:

The Maintenance Technician reports to the Property Manager and must be available for on-call rotation. An Atrium Maintenance Technician focuses on completing service requests, emergency calls, move-in needs, and property task(s) that may be needed daily, weekly, or monthly.

This is a \"hands-on\" role focused on maintenance, teamwork, and high-quality service across Atrium's 6 boutique apartment communities (200 units in all) in Tampa.

Location: Westshore Marina Flats, 5009 S Westshore Blvd, Tampa, FL 33611

Schedule: Monday thru Friday, 8:00am – 5:00pm, with rotating on-call schedule (some evenings/weekends required)

Pay : $25 - $28 per hour + eligible for bonuses (estimation, based upon experience)

Full time / 40 hours per week

Key Responsibilities

• Ensure the completion of all service requests
• Inspect community continuously, recording and correcting deficiencies
• Order necessary supplies and parts within budgetary guidelines
• Perform all general and routine maintenance in the community
• Ensure that all keys are kept properly
• Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
• Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
• Service requests made by residents should be completed within 24 hours
• Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
• Replace breezeway light bulbs as needed
• Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
• Order supplies; communicate and coordinate with vendors
• Assist in the distribution of flyers and other materials
• Assist in picking up litter & maintain small amount of grounds
• Perform preventative maintenance
• Keep inventory
• Perform additional tasks as assigned by Property Manager

What We're Looking For

• Experience: Strong knowledge in carpentry, electrical, HVAC, plumbing, painting, drywall, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)
• Soft Skills: Strong communication skills and attention to detail. Adaptable and dependable. Resourceful. Must have the ability to interact effectively with prospects, residents, peers, and management.
• Hard Skills: Basic computer skills including email. Experience with property mgmt software (ex Appfolio, Yardi, Knock, etc).
• Mindset: You take PRIDE in your work and in your community! Positive attitude. Desire to work as a team with ability to work independently on occasion.
