Responsibilities

• Plan, schedule, and supervise maintenance staff in daily activities including repairs, service requests, and groundskeeping.
• Hire, train, and develop maintenance staff, ensuring adherence to policies and safety practices.
• Conduct safety inspections, correct unsafe practices, and train staff on safety procedures.
• Coordinate with vendors and contractors for maintenance, installation, and repair work.
• Maintain departmental budget, ensuring projects stay within financial guidelines.
• Prepare project specifications, solicit bids, and inspect vendor work for quality and compliance.
• Order supplies and materials efficiently, maintaining proper inventory levels.
• Ensure timely completion of service requests, make-readies, and maintenance projects.
• Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and carpentry.
• Adhere to safety policies and OSHA regulations, maintaining a safe work environment.

Qualifications

• Minimum 5 years’ maintenance experience, property management experience preferred.
• Proven leadership and supervisory skills.
• Knowledge of electrical, carpentry, plumbing, HVAC, and related trades.
• Certifications in HVAC and EPA preferred.
• Strong communication skills and computer literacy.
• Valid driver’s license may be required.
• Availability for on-call, emergency, and off-hours work.
• Ability to lift up to 50 lbs.
